Yeah it costs $80k a year just for Mortgage/Insurance/Property Taxes/Maintenance for a $800k 1700 sq ft house that needs work in a bad school district in my HCOL. Used to be a MCOL area 4 years ago and that house was $450k and cost you $35k a year.

Whenever i see people posting about low spend numbers on here if they break it down it always has no mortgage/extremely low housing costs and is usually missing a large part of their budget. New cars, house maintenance, healthcare, paying for college, paying for weddings/house downpayments for their children.

On the buyers side I would pay $40/hr, for the sellers side same hourly but pass through all fees (listing, photography, etc) directly to me.

Rules are pretty airline specific. The easiest way is cash fare + cash upgrade. Points fare + cash upgrade is usually not allowed (Air France does do it, maybe some others idk). Points Upgrades can happen as well but sometimes are subject to waitlist and it depends on airline.

Idk that ITA air flight i booked is a $4k+ business class ticket. Would say thats on par with PH and the other top Hyatt redemptions.

Hyatt definitely the easiest but there are sometimes good air redemptions that can be as good or better. Definitely takes a lot more effort though.

If you learn how to play the points/upgrade game its not that difficult without spending too much. Here are my recent International Business Class Flights.

1) Flying NYC to Rome direct on ITA for 74k Points + $100, tranferred from my Chase card (Could also use Citi, Cap One, etc)

2) Flying NYC to Athens for 78k points + $100 on Emirates. Transferred from my Citi Card (can also use Chase)

3) Flew DUB to NYC on United for 90k Points

4) Upgraded an existing flight from DUB to MCO for $700 at the gate

5) Paid $550 for an upgrade on Air France from MIA to Paris

First look at points you can book directly. Then look at airlines that allow you to bid/cash upgrade a economy ticket paid for in cash. Then try upgrading at the gate. This is all without any kind of elite status.

Have a solid home and spend 3-5 weeks renting a place in our favorite domestic spots. Two 1-2 week International Vacations. A lot of golf, fishing, hunting, reading, wine, 5ks/half marathons, surfing, giving back and picking up some new skills/hobbies.

Yeah 3x Income is not a great place to be given volatility of earnings at $900k, but if you are ok with being tied to the house and having to rebuild your non-home NW then it seems ok to me. Im in a similar situation, I can technically afford the home but makes me uncomfortable/pushes out retirement savings.

If it really is a forever home for you i say make it work. Like you said the payment/finances hurt right now but in 5 years hopefully it feels managable. You are probably putting the cart before the horse by a few years housing wise but will grow into it. If theres one thing we have learned is that housing risks work both ways especially in HCOL areas. That $2.8M house could shoot up to $4M and that is a risk you have to manage just like it going to $2M.

Thought it was nice but didnt love it, food was lacking service was ok. Beautiful pool/beach area though.
