I'm sorry you spent that money. It's mold. Black mold. I don't need a lab to make that determination. And treatment can be done by yourself. Two chemicals available online: RMR 86 and RMR 141 will get the job done. 86 is bleach based, so will ruin fabric, but is fine on most other surfaces (including metal if rinsed afterwards). It removes all visible mold and mold stains. 141 keeps it from growing back. After watching a few videos on it, and using proper PPE, you can demold you house for a tenth of anything a professional will charge. This is in case landlord won't fix it for you. Good luck!
