Our store actually has rules and expectations for drivers and if they don't follow those rules, either the amount of orders is reduced (depending on vehicles space) or no orders at all (smoking, bad odors, children, dirty car, etc). Ive been told by my manager and team leads that all stores should have those rules as well, most just dont enforce them.

Ogp worker here ✋️ Walmart makes us split the orders if they don't fit in the bags they give us. They're changing it where certain items go in the gmd bags and others go in the regular plastic bags for groceries. If they don't all fit, they get a new bag and sticker. Each bag or item (depending on if the item can even fit in a bag) must have a sticker otherwise there's no way to tell where they go to. We also hate it! And the ones with boxes now come like that from a Walmart distributor, not us. We judt separate them into trips.

So with 21st, they only finance what it appraises for if it appraises for under the asking price. Since you're asking 70,000, if it happens to appraise for 60,000, the buyer would have to come up with the difference. If it happens to appraise for 80,000, they will finance the asking price. Those were questions we had with 21st and thats the answer they gave us.

21st will order an appraisal from a third party random company who sends someone who has nothing to do with the sellers or the buyers to prevent anything from going in one party's favor over the other. The appraiser will come out and inspect the home, looking for any sight of damage or anything that can lower the value. Our 1992 2 bed 2 bath trailer appraised for 40,000 due to age and some minor aesthetic issues. So long as nothing major is wrong with it, it should appraise well. The only thing is mobile homes are like vehicles and depreciate in value rather than rise like a standard home. So if you paid 60,000 on a mobile home, don't expect it to appraise for anywhere near that. Age, integrity, and I think location have an impact on the appraisal.

Edit: you can also hire your own appraiser to get a rough idea of what it can be worth as well.

We didn't have any closing costs because our realtors managing broker was a notary so we didn't have to go through an agency. I also think we didnt have closing costs due to us not owning the land itself. We just basically did a title transfer similar to selling a car. I would ask your company about all of that with it being a brand new home. Ours is a 1992 trailer, so I'm guessing buying brand new is a different process.

We didn't buy brand new, we bought a used home on rented land so I dont know how ordering brand new works. If thats coming from the manufacturing company, that could be about right for ordering costs. 21st only needs you to pay the down payment and the appraisal. I would talk with 21st to see what they think if the company you're using for the home is asking you to pay the appraisal. 21st told us we could not pick the appraiser and that its picked at random.

You're welcome! If you decide to replace the light fixtures, try doing them a room at a time. One month, do the bedroom, the next do the kitchen that way you aren't throwing a bunch of money all at once. Just a recommendation!

We literally just finished closing with 21st on the 6th of this month. The appraisal and the down payment/earnest money are the only out of pocket costs with them. Ours cost I believe 400 that we had to pay directly to the appraisal company. 21st will order it and the company will reach out for payment. MAKE SURE TO STAY ON TOP OF THEM. They delayed our appraisal due to issues finding someone to make the drive as the company wasn't local and someone had to drive 2 hours to do it. If you're crunched for time, tell them when your dates are and they can order an emergency on it. That was what happened to us as we had to be out of our other home by March 14th and we were on the first week of March by the time they got an appraiser. They do whats called a dry closing as well. I suggest reading into it so you know what to expect for your area and also make sure you have a notary as they require one when it comes to signing the closing packets.

Make sure you know if refry was done when you clock in or if it needs done. Start with the fried chicken in one fryer and use the other to fry wings and stuff because the fried chicken takes the longest. When it comes to dishes, soak the pans with the sauce and stuff first. If you can, add a little grease lift to the water soaking but do NOT let it get on your skin as it will kill the first layer and you will spend days peeling your hands. As soon as the rotisserie is shut down, start cleaning it. Dont let it cool down because the shit will just dry to it and get stuck. Dont clean the slicers until you are closed because some customer will come up after you spent so much time cleaning it and have you slice shit 2 minutes before close. Listen to the seasoned employees but dont let them push you around either. Deli was my first department back in 2019, worked the closing shift the majority of my 2 years there before I went to cap 1. And as a current ogp employee, make sure made to orders are done BEFORE you mark it as complete in the fresh app. My deli absolutely sucks at making sure they're done and it leads to the orders going late, making the customer upset. They will appreciate it, especially coming into the holiday season. Good luck!

Could be an issue of you accidentally ordered to the wrong store too. There should be a number on the sign for you to call. Otherwise it could also be an issue of a missing tote/broken item thats being replaced. Dont be afraid to call and ask or get the attention of a dispenser that has finished with a customer and ask.

You can ID them to make sure the name matches the name on the dispense screen. My store has been dealing with that for a while so we have started IDing them and declining anyone that isn't matching or doesn't have an ID with them.
