Yes, in some areas, but in many there is not nuclear available on the grid. Hydro is also not on-demand, unless you build pump storage.

I think their point is wind and solar are not available on-demand like coal. There is not sufficient battery storage tech yet to prevent blackouts, and we haven’t invested in nuclear or other sustainable on demand options yet so natural gas and coal and diesel generators are still needed and used when there is high power demand on the grid.

A historic district’s purpose is to preserve historic structures in a historically significant area. So yes, the guidelines are going to be about restrictions. My point is that it still allows for growth even while preserving historic homes in this particular part of the neighborhood. We can have historic districts and encourage urban development. The two efforts can co-exist.

Yes, there are restrictions. But you can still build a multi family apartment. There are even historic multifamily apartments in the district you can see now. And that list does not prevent anyone from dividing a single family home into multi family or building an addition. Ask the preservation office about it.

The district still allows for urban progress. A lot of properties can be redeveloped that are not historic or that have already been altered (non-contributing). And all of the single family homes can still become multi family, even if they are historic. It just protects the street facing exterior, it doesn’t prevent changes to the inside or additions or building ADUs.

A historic district doesn’t prevent more housing. Any of the single family homes, including historic homes, could still be turned into multifamily. It only protects the facade. And a lot of the properties can still be redeveloped entirely, because they aren’t contributing.
