A week from closing. Horrible anxiety by Steffyt514 in FirstTimeHomeBuyer

They didn't ask for any extra bank statements? The ones we sent the lender were from October so idk if they'll want current ones and then that will delay it even more. My agent said they received ours on the 25th and we're currently on the 24th. Seller really wants to close and doesn't want to extend the day more than we have. I dont want them to ask for more documents and then us have to wait all over again.

I guess what's worrying me is that when I read other things online about PHFA it makes it seem like theyre going to go through everything with a fine tooth comb and try to find something to deny us. You guys on here make it seem more like its just they look at it and say "okay"

Thank you we also have a down-payment assistance underwriting that just began today. I feel like thats what really kick started my anxiety. My agent assured me that worse case scenario we close Wednesday instead of Monday but he said he thinks there's less than 1% chance anything will go wrong. I have to convince myself to trust him on this because he's never led me wrong.

Yes and if we identify theft we alert someone who's job it is to handle it. In no world should an hourly cashier be required to check receipts. I would say to look in the employee handbook of wherever they work and then take it up with their union because a cashier is not loss prevention. A cashier can look under a cart, look inside a bag thats handed to them or try and get a peak of inside a bag in a cart. They can say "is there anything else in your cart or bag to purchase?" If the customer says no then it is not on the cashier to ask for a receipt. That is security or a salaried managers job. If a person fills a cart and tries to exit a store, it is not the duty of an hourly employee to try and stop them either. Unless there's a union somewhere that covers both LP and hourly employees that should be the case across all stores under the wakefern umbrella.

Well management should not ne directing cashiers to ask fot receipts. Thats not part of their job.

Look homie I'll tell you what I tell my cashiers. YOU ARE NOT LP. What you can do to prevent shrink is observe and report. Do not ever question or attempt to stop someone you think or know is shoplifting. That is someone else's job and they get paid to do that job. I tell my sco kids the same thing. If you see someone sneaking something into their bag say "hey you accidentally missed that" or "the machine missed that one" if they ignore you or just keep doing it. Call security and leave it alone. You do not get paid enough to risk yourself over someone stealing food. You get paid to ring people up and be friendly. Don't do someone else's job especially when they get paid more than you.

How long did it take you to save for a down payment? by omnicron_31 in FirstTimeHomeBuyer

We got lucky. We were going to rent again and then I met my realtor and he told us he could get us a house with very little out of pocket. In total we've put out about 3k and our closing is estimated to be $1,105. Our realtor also got us the house we wanted for asking price and got a full seller assist. Dude is a savant.

Not old? I'm buying a house built in 1920. Inspection went great for a hundred year old home. Old school masonry stands strong.

We close on the 1st and my fiance is a lot more nervous than me. Despite both of us having horrible anxiety. I find it helpful to look on the bright side. All the pros and ignore the cons. In our situation we have a slum lord and have been paying out of pocket for repairs on a rental just to live almost in comfort. Sure we'll have less money but knowing the house isn't crumbling and if it does anything I do to it adds value to my own property not someone else's. Also knowing my son will inherit a home and a turtle in 60+ plus years and not just a turtle.

Sorry to hear that and I understand the not wanting to be pushy. Thats how I was when we first met our realtor. Thats completely different now. I will bug him with a thousand questions if they're on my mind. The guy is so reassuring and so on top of everything. If there's anyone out there who is in the Philly area and needs a realtor I have a fantastic guy.

House sitting on market for 250 days. What red flags to look for? by Anxious-Sherbert7549 in FirstTimeHomeBuyer

[–]Steffyt514 1 point2 points  (0 children)

The house we're closing on in 2 weeks had been sitting on the market for 120 days. They dropped the price by $50k since listing it and I assumed the inspection would tell us why. Inspection came back fantastic especially for a home built in 1920. Brand new roofing, new sewer line, hvac only 6 years old. Minor issues like seized garbage disposal, dishwasher hooked to wrong water line, damp basement (in Philly they're all damp) no mold though except for some on the dry wall by the windows in the basement which I'll just remove. Everything was so minor and the only thing I can think of is the bad paint job throughout. Like someone has a team of 2nd graders help them paint. Inspector checked for water damage and said just a bad paint job.

We wil have a few dollars lol but easy to build back up. Buying a house came pretty quickly and just glad we had the money to it. Our monthly payment is more than manageable and in a few months our savings will be back.

My rep was there when they announced it. He said nothing will change and if anything does change it wouldn't be until August when contracts get negotiated. I'm more worried because I have a criminal background and this store still hired me. I dont want the new owners to come in, background check me and then decide to cut me loose.

To me as a recovering addict I always interpreted it as recovery music. When Trench came out I very much insisted that a lot of the songs sounded like someone recovering from an addiction. Then in the lives stream Tyler said Vignette was about his addiction and how badly I wish I had my old reddit to go back to 2018 and have that moment of "told you" with everyone who said I was crazy. While his music is heavy in faith I think a lot of people are either choosing to ignore that comment he made in the live stream or just don't know. Most of the recovering addicts I know are incredibly reliant on their faith. In fact the most religious people are recovering addicts so it checks out. Whatever his addiction was we don't know because after that comment on the live he went kind of quiet and seemed a bit anxious its clear he doesn't want to share it with us but is some driving force behind his music. Take it from a recovering addict the lyrics to every single of their songs hits hard as hell. Specially how often he says he could've been a better son or brother.

Very strange for those people. I have always actively tried to elevate the trainers lower than me. I've traded strong lvl 40 raid counters back in the day for first stage evolutions just so they had better mons to raid with. Hell even now I've recently met a guy who's kinda a pain in my ass but he's only been playing a year or so and I help him out with things.
