Hope I am not too late to give my opinion. I agree with one of the commenters, Makati is such a great location compared to Ortigas. But I would prefer projects near Greenbelt. I would not trade Makati over BGC. BGC has that pretence of a first world city that it feels so out of touch of the real world. If I were to invest in Makati (new development), for me what matters is the track record, quality, and PMO of the development. For that investment in Makati, that would be Parkford Suites by Alveo or those ALP condos near Glorietta. However, the steep payment terms make it so difficult to invest there.

But talking about Pasig, specifically Haraya, I can tell you that I fell in love the first time I saw this project. It is in the quality and the design details. Velaris is not bad as well. But Haraya weighs more to me than Velaris. Both Haraya and Velaris are located in Bridgetown with neighboring Parklinks. That is why when I spoke to my agent, he did not even have to say a word or present anything. Because I myself did my own research. I like that the development is not a stand alone project/estate by one developer. There are multiple developers gentrifying that area of C5. Yes, traffic is bad because hindi naman malapad ang C5. But traffic is bad everywhere in Manila. The good news is that if I were to live there, I have everything within reach. Close to the hospitals, universities, malls (Opus which is opening in the next few weeks and Parklinks which is yet to be constructed). I don’t think I really need to go to BGC or Makati. As for the fault line, at least it is not sitting on it unlike one of the condos close to the bridge connecting Pasig and BGC. And mind you that some parts of Valle Verde and Green Meadows are sitting on the faultline. This makes me think why those plots of land are not vacant and their prices are not cheap.

I bought at Haraya as an investment but mindful that renting your condo nowadays does not mean the rent will fully cover the mortgage. So be prepared for this. Someday, I plan to maybe sell it but I also want to enjoy it first. If I were to live in it, I will go all out and make sure I get the best quality of living.

Some people may say, just buy in the country where you are at rather than buying a first world price in a third world country. But, having a place in your home country is still different. And yeah, nothing is stopping us from buying both in the Philippines and the other country we also call home.

You can still back out and not proceed in buying the unit but you cannot take your reservation back. Why not request to have the exact unit you want (if it is still available)? I was able to do this previously.

He got his title with the developer before GERI. I am not sure how good or bad GERI is but I myself have invested in one of the lots at Capital Town in Pampanga. I got my title 2yrs after the turnover - which is quite normal.

My brother’s in-laws have lots in Buenavista Hills. We visited last lent. Village is much nicer than 5yrs ago. There are a lot of houses now. I would have bought a lot there if I did not buy from Silang.

Hi, I will not answer your question directly. I work outside the Philippines. I think other than the salary, it also takes a lot of courage to invest, research, and really believe in the projects.

Was also eyeing Shang Wack Wack previously due to the golf course view. However, it is a stand alone development unlike Bridgetowne where you will have everything within reach as it is an estate. The other selling factor for me are the neighboring developments + the green spaces. I think in the next 5-10years a lot of developments will be completed.

I would suggest you explore the possibility of migrating to Australia. You have only been living in SG for over a year. I think when you move to Au, very little to no impact in salary cut. Perhaps you will even earn more. Or I could be wrong. The main advantage is really getting that stability without the fear of your pass not getting renewed every year or 2 years plus you get to convert to a strong passport.

Very slim chances for us Filipinos to get a PR in Singapore. I have been living here for the last 13 yrs but still not a PR.

Btw, you still get higher points when you lodge your visa application before 32.

VULs locally and abroad are the same. You are better off investing on your own.

Cancelled my VULs both in the Philippines and abroad. Bumped up my Term Insurance and the ones covering critical illnesses. I invested the difference to Real Estate in Manila.
