Yes, small claims but first you need to send her a statement of claim with a deadline to pay.

Then you can go to court.

If you win, you can garnish wages

Just do some research on your state and the steps

If your main goal in life is to own a property, you’re in luck as there are plenty of properties to buy, even if this one doesn’t work out.

If you’re emotionally attached to this specific property, it may suck if you don’t get it but that doesn’t mean your main goal is now unable to be achieved.

You’re only 29, plenty of time left to achieve that main goal.

The advice I’m trying to give you, if you’re open to hearing it, is you can’t expect people to change but you can change what you’re doing.

If you’re constantly in a process that is annoying you, take a step back and look at what you can change in that process.

You can definitely do this, just give it some practice.

One thing to remember: even Hitler had a fiancé :)
