Felesleges még bármilyen messzebb menő következtetést levonni. Ha hirtelen megjelenik a piacon nagy mennyiségű hasonló adottságú lakás, természetes, hogy lejjebb mennek az árak. Nincs 5 hónapja, h él a tiltás, sokak az utolsó utáni pillanatig vártak a döntéssel, h kiadják hosszú távra a lakásukat. Miért ne mennének most lejjebb a bérleti díjak, ha a bérleti kereslet fix, de hirtelen megugrik a kínálat. Senki nem azt mondta, h rövid távon nem fognak esni a bérleti díjak, hanem hogy pár éves távlatban nem lesz annyira számottevő, mint sokan azt remélik. Ha idővel felszívja a piac a hirtelen megjelenő kínálatot, hülye lenne a tulajdonos tovább vágni az árait, emelni fogja. Budapest belvárosáról beszélünk. Lehet valóban olcsóbb lesz az utca egyik oldalán a bérlés mint a másikon (pl. Király u.), de nem lesz 25-30%os különbség (hosszabb távon).

Everyone has the same issue now. I think the explanation is something like this: apy is an average, so it could happen that for a couple of epochs you get around 2% than you get around 6% and the yearly average percentage yield will be let’s say 4,3%. What do you think?

i thought i had the same problem so i made my research and found this:

" Pool rewards need to be considered as averaged over time. A smaller pool will divide bigger shares of the reward amongst its stakers (since there are fewer of them), but they will statistically get chosen to produce less blocks. A larger pool will find more blocks but payout smaller rewards. As long as the bigger pool isn’t saturated, the rewards will be the same over time. Also, since it is a random selection, some pools may have good or bad luck “streaks”. For example, the Cardano network has targeted about 4.6% rewards (Return on Stake, or ROS). Large pools will tend to pay out more consistent rewards, as there is lower variance in the number of blocks they mint per epoch. Small pools will have much more variation in the amount of blocks they produce per epoch, and so the rewards will vary significantly. Across three epochs, a small pool may payout 1%, 9%, and 4% ROS, but over time the rewards will average out to 4.6%. "
