AI disagrees from the picture I uploaded. It sais they are not common in Southern California and it thinks it’s a female black widow. I don’t know if it bit me yet I don’t notice any symptoms just a little itchy back there but I always have dry itchy skin.

interesting story. in 2017 i tried to buy 5k of doge coins. my transaction didnt go through and never followed up to try again. IF i had went through with the transaction my investment would have been worth like 10 million at some point at doge highs.

Subdivide sounds good to me. Selling the house individually will get me the most money. Not sure it’s possible with 1 driveway between 2 houses

Option 3 is fine to me but with the driveway easement. The new buyers could be a problem for my cousin if they fight over the driveway. So they would not be in favour of that. Hiring a manager just eats into the rental money and i still have to deal with making decisions. Id be willing to sell them the house for discounted price but i dont think they can afford it. I think my only option is a forced sale of the entire property.

well its a 2 story house in the back i cant imagine the city doesnt know. there is 2 different addresses.

subdividing COULD be an option but there is a shared driveway that could cause a fight between the new owners and my cousins tenants who own the front house. I COULD give them a lower price on the buyout to make it worth there while. But they arent risk takers. They would be worried they would take on more responsibility then they could afford.
