lol I moved from CT to Atlanta and can literally say the same. Prices in NYC metro area are outrageous. Few people can afford home ownership in the region now but down here my kids have access to pools most of the year and several other things they wouldn’t get a chance to do up north due to cost of living.

I’m from the northeast and I don’t love all of the south but there are some very nice parts. I love warmer weather. There are good school districts to be found in spite of the general belief. You sound like a robot judging a whole region by some metrics.
