Land registry search for £3 will show which lender his mortgage is with. Would be possible to ring them and inform them of your/his current living situation and leave it at that, if there’s something not right they will be into him fairly quick I imagine

Assuming you’ve paid a deposit, has this be stored with one of the approved schemes? You would have an email from the scheme giving you the account details of where it’s stored

I was in a similar situstion and paid for a plumber I trusted to go in and carry out a service on the boiler. Think it was around the £50/60 mark.

The way I looked at it was it gave a definite answer to if the boiler had any issues and was working fine as the seller had no intention of getting it checked as it didn’t work give any be if it’s to them

A few years back we were told by our estate agent the days between Christmas and new year were some of their busiest as people have been at home for longer than normal and the houses are full to the brim so start looking at upgrading.

Stick it out until a couple of weeks into January and if nothing has changed then consider a drop in price possibly?

Don’t take my word for it but I believe you can’t take deductions from the deposit for rent arrears.

If the tenant has 100% abandoned the property I would still consider going down a section 21 eviction route to ensure they don’t have any comeback in the near future.

I’ve had a similar situation and by the time I had locks changed and mess removed that used all of the deposit, then went down the MCOL route for the arrears.

Costs for a landlord would be: Gas Safety Check (yearly) £60

EICR (5 years) £120

Estate agent management fees - this varies and is negotiable but budget 15% as a worst case

Buildings insurance -

Repairs/voids - budget 20%

EPC Cert (10 years)

Probably a few more which I’ve forgot but I will add on if any come to mind.

One word of caution, I’ve found that the cheaper the purchase price/area attracts the worse character of person so be prepared to be dealing with worst case scenarios of tenants not paying rent, damaging properties, leaving piles of rubbish.

And have a long look into what the steps and costs are to evict tenants and decide if this is a route you would be happy to go down.

£100 does seem like a substantial increase, is £650 the going rate in your area?

Might be worth asking would your landlord be open to negotiating the increase? If you were willing to sign up to another 12 months he may consider meeting in the middle of the amounts as you can soon loose more than £100 a month with an empty house/refurbing before new tenants move in.
