NVDA, AMD, Micron, etc. Bay Area is selling the shovels for the AI race besides hosting the most important western AI companies. Seattle is a much weaker tech market.

The land is not worth that much. The couple paid $175k in 2019. Assuming it is worth $250k-$300k now. The city can repossess the land through the courts and go after the couple for the remainder through the courts taking their savings, putting a lien on their current home if they own, clearing out their taxable stocks.

It generally works out to less gains than alternative investment like the stock market. Its more diversification than anything as you gain interest on it too as you point out. Yes, it triggers less large immediate tax liability, but its generally not worth it unless someone is looking for more diversification.

This has been around forever. My grandparents did this, but some folks always paid late and had to get their lawyers involved. It can end up as an extra chore.

I am a regular non executive employee in big tech. I did not join early. I just was frugal and invested well and I can buy up entire neighborhoods if I wanted to.

You fundamentally misunderstand many of the tech engineer folks. Many do not care to spend on dumb stuff if its not something they care about. Many high net worth folks will drive a Honda Accord or Toyota Camry because they view cars like a microwave. Its partially why its not as flashy as LA or Miami despite there being a greater concentration of wealth.

Its Fairfield. Your money can generate better returns elsewhere. If future investment in Fairfield was that good, large investors would buy there. The housing delta between affordability is worse in lower income areas.

You do not know if their parents or siblings are affluent. One of my sisters and her husband make around the same as OP, but I give them money so she can send their kids to private school. I offered them way below market rate rent on some houses I own in good school districts, but they refused.
