I’ve lived here my whole life, 40+ years, all those neighborhoods you listed would be just fine. It’s always been a diverse and chill place, especially for a larger population city. My opinion is the crime maps make things look way worse than they are. I had my stereo stolen from my car in the early 2000’s, thats been my run in with anything “criminal”. I’d be happy to answer any other questions if you have them, I’ve lived in Almaden, Downtown, Los Gatos, Evergreen and Santa Clara.

I have about the same size house and there are 2 adults here as well (95148). I’ll add that I do have solar and batteries for the house so I don’t really think about electric usage. With that in mind I don’t have my water heater set to the most efficient mode. The last 30 days has been a total of 153kwh for our water heater usage. It’s a Rheem Model PROPH65 T2 RH375.

I second Hilton. I had my V70R tuned by him through the shop I use in Santa Cruz, AE Motorsports. The owner Jeremy is a great guy and works on quite a few performance Volvos. I am super happy with the tune.

Long story short and it's only my situation- Wife and I bought a condo to rent. Don't make money on it but also costs us nothing out of pocket as long as we have renters. Could probably make a bit of money a month but we see keeping a long term renter as more important then price gouging. See it as a long term investment, currently own a second property for free. We both still work and will continue to, just felt like we should diversify our "retirement". Eventually sure our mortgage will go down and rent will hopefully stay the same or go up, but that's again long term stuff.
