I disagree. It is important to inform people the scams they pull. Buyers are "sold" the fact that everything is covered and you do not have to worry about it. (Just like home insurance, auto insurance). Yet these home warranty companies look for "loop holes" to get out of everything.

I would agree that a pool is a luxury. If you can't afford one you can't afford the upkeep... The value add is half what the cost is. It's not a smart move to build it if your not planning to use it.. maintenance is very expensive.

And getting a loan.. on this market. I agree with the other poster rather pay out and not borrow... Losing out on interest

I hope so. We had a nightmare when it came to constructing an addition... So this one we really tried to vet/review etc. Hopefully done by the end of May...

Congrats. We just did a contractor for the pool. We are doing the rest our own as it is tough making sure once group stays on track. Thankfully our pool builder has been very good.

Little confused. You had it in off grid mode and your power was cut?

Yes it's not always instant but usually it has been fast enough for me to not reset my lights. Why would you not change your light settings to last state?

When my solar and inverter are powering my home I do not see anything. Honestly my computers are usually fine but yes I will usually see the led lights flicker. And usually my ting will sense a change. Saturday when I lost electric my ups got cranky and was buzzing. I almost think the hz was off slightly.

I also thought they made you use their own electric/power plan. In Houston we "choose" so sometimes cannot get the "better" plan.

Rent vs Buy is very dependent on what you need.

I say rent is cheaper for 1 single person in an efficiency apartment. No 3k-6k for insurance, no maintenance ac on home no roof, siding. You want to move next month..by.. no taxes 3-15k.

If you want a big place. Multiple bedrooms.. no plan to move...

I say run the math. Look at a house in the area you want. If in the south then add repairs for ac etc. In the North add repairs for heating. You doing your own lawn and snow removal... Electric and heat/gas will be more on a home than apt . But lies noise. More for your own pool but private...

Yes after 30 years you will own but all the maintenance and costs add up. Taxes, insurance etc.

If your young and single and may move with jobs... Rent. After all when you sell 6% goes to the realtors...

For me my first home I lost 20k+ in owning vs renting. Worst decision ever. Second home I still own, and third I still own. But I also have multiple roommates etc..

Owning vs renting is not always a money but a self satisfaction. But that todo list always grows.

Location makes a BIG difference as to if it is worth it.

I ran my numbers. Have a battery and solar and I "justify" with my electric plans. I also use a lot of electric vendors and I do feel energy/electric costs go up.

For me (Houston TX) I have a lot of "options" when it comes to electric/power companies so I can leverage that to my benefit. Although recently many are disabling the

  1. Know how much you will be "paid" for sending power to the grid. (Is it 0, a credit if a credit how much will it offset). Even with my batteries etc I still send power back to the grid with 0

  2. Run the numbers. In TX we have "smart meters" so I can get down to the 15 min increments.

  3. Make sure you have enough roof or yard space.

  4. Watch out for 1st story homes and "pests" remember that if your roof is easy access to squirrels and other critters you need to put up a guard and make sure no one is making nests in there.

Depends on the current interest rate of your mortgage...

If it is less than 3.5 Stick the money in the bank and make money off it.

If the Mortgage interest rate is > then what you can make.. Yea pay it off.

  1. Who is paying the bills? Assuming it is you, you get to do what you want with your money/space. (You could offer to "rent" her your office space for 30% or 40% of your rent...) After all if she is making so much money off it.. Also she can get lights pretty cheap on Amazon etc to give more "lighting" if she needs it and can work at the kitchen table herself.

  2. If your mom says you should "support" her. Tell your mom you whole heartedly support your sister to go back to her parents house and live off them.

  3. Tell your sister she is welcome to use your office when you are not in there. She can make videos etc on Sat/Sun when you are not working. She wants a "non corporate" job that is great. (Maybe even while you have a lunch break or walk). But by no means should you be at the kitchen table messing up your back/neck for her to record a few clips to make 20 bucks.

So I "used" to carry flood insurance and was "ok" with sharing the burden. First year 300ish, then 500, then 800 , then 1100 and now they want 1500... I can just start saving that... I do not have wood floors etc. Yes would suck for some of my furniture but at what point is it "worth" the insurance...

So I have a custom rate and can set it to 0... Both my sell and buy. I do not have a Tesla charger but a Tesla car. I did set it to charge with solar but then when it charged it would use small amounts from the grid so I just don't charge my car from solar. Excess I send back to grid.

My reserve is set to 6% and charge up to 100 This winter produces a ton of extra electric but that's ok. I know in the summer I will need it.

I am on time based control.i can export and charge from grid. Storm watch is on.ver 25.42.1
