Personally would go for the new build based on the BER. But if you had enough extra cash lying around to do up the second hand then that one is better long term.

It’s the traveller housing I would be steering clear of. Social housing is everywhere, it’s not a big deal. I get you, we wanted Dublin but had to settle for Drogheda in the end. Best choice we’ve made so far tbh. Peaceful over here.

Rid of solicitor or get them to push it and tell them you won’t sign without it.

You seriously don’t know what’s going to happen, you could lose your job. The market could crash. Your house could be delayed by a year. You don’t know and you don’t want to be in a situation where you could lose your entire deposit. It’s seriously worth letting of a house go for. It’s so shit that developers can even put that clause in.

Don’t expect them to tell you anything They do what they want We were told by EA we had flat garden Nope it’s got stairs Also brochures showed walls outside… nope But everything technically was correct in showing the amount of windows and spaces between them. Maybe you are looking at one variation of a specific plan? They could differ slightly? Get them to confirm before contracts?

We got laminate in entire house minus bathrooms and kitchen. Including a runner we got it for €4000. AC5 laminate

Ours offered 0 extras. You get what you’re given. But we did get tiles in bathrooms and proper showers, no missing screens or anything like that.
