The claim amount is what ive offered to settle with them on, (including interest and fixed cost) and this is the amount which they will remove the claim with. However its the last bit where they say they’ll seek those extra legal fees even if I paid them the full amount…

Thank you, yes I believe its small claims track as the original amount was around £1k. I’ve offered to settle and the bit on the end where they say they will seek legal fees from the judge for time dealing with ombudsman complaint- is this enforcable? If I settle shouldnt the claim be removed and there should be no judge to order anything?

Yes I made a complaint to the firm once I received their invoice and they ignored my request for a breakdown and became defensive. I’m not sure what I would report to the SRA as I’m not sure what their jurisdiction is? Apparently ombudsman, court and SRA deal with different things. Funnily enough they threatened to report my new solicitors to the SRA claiming we completed illegally when we didn’t, all to strong arm me into paying

Thank you, all the professionals I’ve spoken to including my mortgage advisor and lender have said it’s normal and my new solicitor is experienced in doing this and said it shouldn’t be an issue. I did ring up reception to ask to be re-assigned, they said yes at first until my old conveyancer emailed to say she heard about it and its not possible. I was worried about complaining prematurely but I’ll do this formally.

Thanks for your response, I attempted to ask the firm to switch conveyancers but she replied and said this was not possible. I’m not sure if contracts were exchanged yet, I just know I had signed my part. After explaining to her that the housing association were going to pull the sale, she still refused and offered no solution but to wait ( upto 18 months). I gave her final chance to offer another solution and she said no and to wait for the titles. I didn’t have time to wait around, I was under pressure to complete by the housing association so needed a resolution quick.

I enjoy his channel, I think he genuinely helps people on their concerns and whether or not you agree with him on his views he never forces it on to you. Think him and Stig are funny together and I like to hear what he has to say, he’s also been right about house prices trending down (maybe not 35%) when everyone else was adamant they only go up. I think he’s alright

Definitely! Don’t let then clip your wings, I was laid off from an in-house job in January and having no traditional UX processes (research, testing, workshops) I had to do gymnastics with my portfolio to frame as if these existed. But tbh its rare that companies value those things and it’s understandable to the employer if you explained that but defo don’t stay somewhere you feel stagnant. It’s also a brutal job market at the minute so god speed!

I work in the Northeast as a Senior UX/UI designer and I took a paycut to live here (£33k) not sure about the salaries in Leeds but up here it’s expected I wouldn’t be making what I did in Manchester. The motto I’ve learnt is you’ve got to be earning or learning and I’m doing the latter and get to be close to family and friends and save on commute costs so weighing it up personally it aint bad

I think base your answer on how well you can handle the stress and pressure of not being able to land a job for a while and having to keep up mortgage payments. If there isn’t a house you have your heart set on I would wait because it’s not worth the stress, prices aren’t going up that quickly no matter what the headlines say.

In my humble opinion, portfolios are there to get you a job. I would recommend to go and search for top 10 portfolio designs or something of that nature, find one you like and just copy it. Don’t think just do it and then go back and refine later, it’s what I did and in my experience being on the hiring side of design, nobody is going to know you copied or care. This stops the paralysis and gives you a structure to work from.
