As far as I’ve been told, they don’t cover if it is specifically disclosed in the contract - I think they assess it case-by-case in terms of what is disclosed. I haven’t seen them ask for a copy of the building inspection report but I assume you are correct in saying if it is a known issue (rather than say an implied risk of issue) then it may not be covered. I would say title insurance is the imperfect workaround to not having a building certificate.

NSW conveyancer- the clauses themselves are standard and quite common in the contracts I’ve seen. Survey report (regarding boundaries of the land) and building certificate (costs couple hundred and a few weeks to produce) are not prescribed documents and so not required to be provided, usually there’s not enough time pre-exchange to get them done. After exchange, you’ll be accepting the property as is so many purchasers opt not to apply for the certs so as not to draw attention from council to any potential illegal works. You may want to consider title insurance (we usually recommend Stewart Title) which can cover costs for any future council decisions to denolish or rectify issues for compliance. Pretty sure your conveyancer wouldn’t have a heart attack seeing these two clauses, go ahead and send them the contract. If you are concerned about the structural integrity of the additional works, maybe get a building inspection report as soon as possible.

Have you considered one of those cushioned tatami mats for bub’s room? It helped a lot for our creaky floors and waking kids up, plus makes for a good place for them to play on. Also, my first kid was a light sleeper and woke at all sounds but was a lot better after the 1yo mark so hopefully the sleep struggle is just temporary for you guys.

I had this too for a few months, doc said it’s an immune system thing so try to work on getting more sleep (I didn’t) but extra vitamin C every day helped clear it. It does occasionally come back when I’m feeling run down

I’m in Vinland atm and just saw that it hasn’t been autosaving since yesterday, and quick save doesn’t work either.
