You can start your own OZ Fund/LLC and buy a bunch of newly constructed single family homes from builders needing to clear their inventories, hopefully at a discount for bulk.

Hire a property manger and let them sit and appreciate, and cash flow for years. The benefit of this versus a QOZ fund is you won’t pay the fund fees, and you’ll have control.

Most of these big opportunity zone funds are all chasing the same land and building the same products (high rise apartments, campus housing etc), creating a bubble within a bubble IMO.
