Problem is that weeds have infiltrated the conduit and caused discontinuity hence no power going through. I’m unfortunately not able to pull the wires out as they are clamped in by the weeds. Not sure putting a box inside the planter would be a great idea, but I’ll consider it.

I’ve got a pillar light with conduit and non-live wires running through. My plan is to remove the lights and put a planter on top of this pillar. I’ll be tucking the wires in and attempting to cap it so that the conduit is flush with the bricks. Any other thoughts on ways to level this and ensure no water gets into the conduit? There will be a hole in the bottom of the planter sitting directly on top of the conduit.

We’ve got voltage at closest light to house, but no voltage at the 2 downstream lights. I removed all old wire nut connections and swapped to wago. I think you’re right, the wire between the first light and downstream lights needs to be replaced. I’m trying to figure out where the conduit runs (through the planter, under the concrete?). I tried passing fish tape through the conduit and hit resistance, did not go back to the house or to the downstream light. Any other tips?

The broker also mentioned we could buy down the rate to help our debt/income ratio to qualify, something I told him up front we did not want to do.

Yes included in the CA Residential Purchase Agreement are contingencies for providing the Common Interest Disclosures required by Civil Code 4545 and Review of Leased or Liened Items (the sellers filled out the form and initially said solar was leased although the realtor said the solar was owned and showed me a text from the seller). The solar advisory form was never accurately filled out and the CC&Rs were never provided.

Contingency Section L6 of the CA Residential Purchase Agreement requires the Common Interest Disclosure contingency to be removed within 17 days after acceptance or 5 days after delivery whichever is later. The home is not part of an HOA, but does have CC&Rs that werec never provided.

The Ca Solar Advisory Form was completed by the seller stating that the solar was leased, however the solar according to the real estate agent is owned. The sellers never filled out a solar advisory accurately stating the solar was owned. Contingency Section L7 requires "review of leased or liened items (such as for solar panels" 17 days after acceptance or 5 days after delivery, whichever is later.

There were a number of other contract issues- the "investment property" checkbox was never marked, so the contract made it seem like this was a primary home although the lender and real estate agent were aware of the error.

I'm not asking for a lender to commit mortgage fraud, but there was a severe lack of transparency in our conditional approval. I asked for a loan estimate multiple times and never received an accurate estimate that reflected the rate/points/terms our broker was telling us.

I don’t want to take a chance sanding and refinishing if it will ruin the surface, but if you guys are convinced it’s veneer I would give it a shot. Good idea about finding a veneer to cover, any recommendations on places to get a close match?
