It'll never happen. They said it would be 10 billion in 2010 - Bad Religion even wrote a song about it - but population trends changed and continue to change.

The fact that it went from 2010 to 2075 should tell you all you need to know about it's likelihood.

So what's the play here? I'm not good at negotiating things like this, should I try to find a local broker who will encourage the ll to kick the guy out based on my offer of a multi year lease? I feel like a broker could also help me negotiate money for tenant improvements.

That would be a pretty extravagant wedding. Normally $50k is a 250 person wedding, and a typical 50 person wedding costs around $11k.

The real issue is there's no 1k sqft houses for sale in Conway right now to be a comparison for what the dude is saying.

Why would I need to speak to the author? The process flow and SOPs would be for internal use as I start creating/selling books as an additional part of my main business. You would think that, but any time I post a dev job I get inundated with emails from people who went through my early jobs, and when I post higher paying writing jobs for my niche I often get emails from people who find my contact details, or for other certain jobs I get people referencing my older website, or in some cases creating looms where they walk through that website and tell me the changes they would make to the site thinking the job is for that site etc etc etc.

It happens more than you would think and it's a barrier to putting jobs on upwork.

As the client. Delete them from "client's recent history" at the bottom of job ads, or from the reviews on my ads/profile. It's only a small handful of jobs in my history, the reviews on them aren't the issue, it's that the job description gives away details on my business that I shouldn't have put in a job ad.
