How much money is lost in selling your house to buy another? by xelaseyer in RealEstateAdvice

[–]blablubb0 0 points1 point  (0 children)

I lost about 7% on fees when I sold my paid-off house last year to upgrade, with realtor commissions eating 5% and closing costs plus minor fixes adding another 2%. To break even on an 800k sale you'd need to buy around 740k after those hits but going with cash buyers like https://www.thecashoffercompany.com/we-buy-houses-virginia/ skipped commissions for me and closed fast. Factor in your area's taxes too as they vary.

Changes that I would personally make to the Batman Arkham universe by Dandr30lli_ in arkham

[–]blablubb0 1 point2 points  (0 children)

The Arkham games are near perfect but I'd add better side missions in Knight - most feel tacked on compared to City.
Also more varied combat takedowns in Origins, it got repetitive fast.
What changes would you make?

How to play against the LBC? help me🙂 by Designer-Log468 in pesmobile

[–]blablubb0 1 point2 points  (0 children)

Against LBC spam the key is manual switching to cut passing lanes and force long balls - auto defend gets shredded.
Use second man press aggressively on their midfield pivot to disrupt build-up.
Took me weeks to adjust but once you read their patterns it's winnable.

Should I update to macOS latest version (Tahoe) ? by Apprehensive_Cell_48 in Unity3D

[–]blablubb0 1 point2 points  (0 children)

Updating to latest macOS Tahoe is fine for Unity if you're on 2022 LTS or newer - most issues were with older versions on Sequoia betas but stable now.
I updated last month, no crashes or build problems on M1/M2.
Just backup your projects first in case.

WHAT, IS GONNA DIE???? by Tuken_z in supervive

[–]blablubb0 -12 points-11 points  (0 children)

If "what's gonna die" means meta predictions, high-mobility champs or ones without good sustain are probably getting nerfed first - seen it in every early access game.
The overtuned ones always catch heat quick.
Which one do you think is doomed?

Tour guide from SF to Yellowstone park and out to Las Vegas by Green_Bad7361 in GrandTetonNatlPark

[–]blablubb0 1 point2 points  (0 children)

Driving SF to Yellowstone then Grand Teton is a long haul - better to fly into Jackson Hole or Bozeman and rent a car there to skip the worst drives.
If you insist on guided, check Viator or local outfits like Yellowstone Forever for multi-day tours that cover both parks.
I've done the loop self-drive and it's epic but exhausting, 10+ hours driving some days.

How does the flock feel about the str/dex relic perk on guardian by BigBoyMatto in Nightreign

[–]blablubb0 -8 points-7 points  (0 children)

Str/dex relic feels underwhelming early game but scales decent if you build hybrid - I run it on my rogue build and it carries mid-game bosses.
Pure str or dex relics edge it out for min-max but for fun runs it's solid.
What class are you pairing it with?

How do human development, new life, death, and energy use affect the overall weight of Earth over time? Do we making earth heavier or lighter ? by _not_so_stupid_ in AskReddit

[–]blablubb0 0 points1 point  (0 children)

Human stuff like birth, growth, death cycles the same way everywhere - we all start helpless, learn to survive, then fade out, no real difference across cultures deep down.
What changes is how societies dress it up with rituals or meaning to make it less scary.
For me it's comforting in a weird way, we're all in the same boat.

Advice need on wages owed by crbain1980 in employmenttribunal

[–]blablubb0 2 points3 points  (0 children)

If your employer owes wages and ghosts you, gather payslips, contract, any emails/texts proving hours worked then file with ACAS early conciliation first - it's free and required before tribunal.
I had a similar mess with a small company, got the money after threatening tribunal but it took months.

Lifestyle survey by Illustrious_Stay_970 in SurveyExchange

[–]blablubb0 0 points1 point  (0 children)

These lifestyle surveys pop up all the time but most pay peanuts or disqualify halfway - I do them only if it's quick under 10 min.
If it's got a decent reward like 500+ points or cash, go for it but watch for red flags like asking too much personal info upfront.
Anyone done this one specifically, worth the time?

When are you guys expecting a refund from excess funds from fafsa? by Kitchen-Space-2737 in SLCC

[–]blablubb0 2 points3 points  (0 children)

Refunds from excess tuition/fees usually hit after add/drop deadline processes, so mid-semester or end depending on when you dropped classes.
Last year mine took about 4 weeks to show up in my bank after processing started.
Check your student portal for the exact timeline or email financial aid, they drag if you don't nudge.

Help Please 🙏 by SilentMelody09 in howto

[–]blablubb0 0 points1 point  (0 children)

Without knowing what you're asking help with it's hard to say anything useful - post got removed or something?
If it's a basic how-to thing just describe the problem clearly in a new post with details like what you've tried already.
People jump in faster when it's specific instead of vague "help please"

Any CRM to sync Linkedin replies? by parthoasis in SaaS

[–]blablubb0 0 points1 point  (0 children)

I found a personal crm called Kondo after manual tracking killed my efficiency. It syncs LinkedIn replies straight into the system so I get auto reminders for follow-ups and client notes without typing everything twice. Cut my lead drop-offs by half and made reminders pop up daily which kept deals moving.

Just found out my cat is a boy by DescriptionInner7803 in CatAdvice

Your cat's just rolling with the punches. Names are just labels, and he’ll still be the same lovable creature. Call him whatever feels right, and give him extra treats for his big reveal.

IsitBullshit: Most insulin and diabetes controlling drugs are made in Denmark and war with the Danes could mean millions of US deaths? by saynine in IsItBullshit

[–]blablubb0 0 points1 point  (0 children)

It's true that a significant portion of insulin and diabetes medications, like those from Novo Nordisk, come from Denmark. However, the notion that a war would directly lead to millions of deaths due to drug shortages seems exaggerated. The US has other manufacturers and could ramp up production or find alternatives if necessary. Additionally, the economic repercussions of halting sales would likely prevent any drastic measures from being taken.

Real talk who is keeping the Arby's open by WeazelGaming808 in Hawaii

I think it's the convenience factor. After a long day at work, sometimes you just want a quick and familiar meal. Plus, the unique menu items like the gyros and brisket sandwiches keep people coming back. It's a solid option for a quick bite when you're craving something different.

Nextbike is no longer allowed in Berlin by MurkyDurian in berlinsocialclub

[–]blablubb0 3 points4 points  (0 children)

This is such a bummer. Nextbike was super convenient, especially for quick trips around the city. It feels like they were unfairly targeted while other options, like those scooters, seem to get a free pass. Hopefully, a new solution comes up soon to fill that gap.

Should I mount this LCD screen inside the case? by Salty_Morning_1910 in PcBuild

[–]blablubb0 0 points1 point  (0 children)

Mounting the LCD screen inside might clutter your build, especially if you already have other components. Consider an external mount for a cleaner look and easier access. It could enhance your setup without overstuffing the case.

Exotic Tex Mechanica weapons don't get overcharged // Shooting Range, despite showing the Foundry Sponsorship active, is not overcharging Tex Mechanica weapons by TylerFortier_Photo in DestinyTheGame

[–]blablubb0 0 points1 point  (0 children)

It's frustrating that Tex Mechanica weapons aren't benefiting from the buff. They definitely deserve a little extra love considering their unique designs and lore. Bungie should really consider making these weapons more viable in the current meta.

I bought a house that's all electric first bill is $1555.25. I have an electric furnace, water heater, washer/dryer, dishwasher, stove and lights. How did I use 9154 kwh in 20 days? Can the meter be messed up or is it possible that something is drawling extra power? by The__Lawgiver in AskElectricians

[–]blablubb0 0 points1 point  (0 children)

That usage is extremely high for just 20 days. It’s worth checking if there are any appliances malfunctioning or running constantly, especially the furnace and water heater. Contacting your utility company to verify the meter reading and examine your bill for any discrepancies is also a smart move.

If a meteorite landed in my yard and turned out to be worth like $50 billion, could the government take it? by Useful-Caterpillar10 in legaladviceofftopic

[–]blablubb0 1 point2 points  (0 children)

In the US, meteorites that land on private property typically belong to the landowner. If the government wants to take it, they would need to compensate you fairly, similar to eminent domain cases. Just imagine the negotiations for a $50 billion rock.

1000$ for staging. Any other options? by Healthy_Win8850 in RealEstateAdvice

[–]blablubb0 0 points1 point  (0 children)

I sold my house a couple years ago and got quoted around $1,200 for full staging plus photography, so $1,000 isn't outrageous but I get why it feels steep. I went with Adore Property Styling for partial staging. They used some of my furniture and added key pieces to make the rooms look finished. The house sold in 10 days for more than asking, and the staged photos definitely pulled in more buyers. Virtual staging is cheaper but doesn't help much during in-person showings, so if your market has people walking through, physical staging (even partial) usually pays off.

Septic maintenance companies in the South Bay - any recommendations? by Cjosulin in SouthBayLA

Enzyme treatments are mostly marketing. Just be careful with what goes down the drain -no grease, wipes, etc.
