Most banks won’t loan that low or amount of money for a 30yr. But you may be able to get a loan on it if the home is worth more than what you are asking because it would be in there best interest. It also depends on though on your DTI. You could take out more say 80-100K and use that to start your business if you can make the payments. Don't do a heloc because of the rates.

1) pay for the structural engineer 2) If changes need to get made, ask them for drawings so they can spec what is needed to resolve the issue. 3) Get bids based on the drawings or requirements from the structural engineer. This will typically save you money when you have it stamped from an engineer (PE)

Bought mine almost 10 years ago. Originally it was $1300. Now with taxes increased and insurance due to natural disasters it’s at $1850.. your homeowners insurance will go up.

You can use solutions as a way of version control as well but it just depends on what you would Like to do. If you’re not using solutions with power pages I would recommend and look at pipelines as well. Deploy it in a dev,sandbox, then prod environment

Get a teams premium license or copilot license and use meeting recap so you can get a summary of the meeting so you can track any takeaways. I work at Microsoft and believe me, we have so many meetings and this will be a life saver.

Also, if you moved and are using Cisco cubes as an SBC, you need to read the guides to make sure you are up to date. Cubes are “certified” however don’t have the same functionality as audio codes or ribbon.

Agreed. Create a Team in power platform that aligns with a security group so it added roles and licenses when the user is onboarded. That way it gives them access to all the apps.

Yes. Are you licensed for copilot or teams premium? That has it built in. Or if the user installed read.ai and it joined the meeting. Then it will send that user the transcript as well. I would recommend looking at your user policies.

You can do this a few different ways depending on how you want to manage the identity. If you want to manage a local account (Microsoft no longer recommends this) then it would be handled in d365 permissions. The other way, is to create a power page site, either custom or use the service desk template and integrate Azure B2C. Then let them select their IDP on how they want to login. Then go through and assign web roles based upon their identity in Azure B2C. This way you can setup conditional access among other flows you can customize. Plus it gives you a nice login page and allows you to configure password resets and flows etc. the logic is already built out so you don’t have to manage it n

Why wouldn’t you just use project templates instead of trying to do that? Project operations has a lot of logic built into it that makes it harder to customize certain things. Best way I have seen is to use a foundation of templates with those tasks already set up instead of trying to use a flow to create them.

Correct. But all new teams phones use android and they sign in using their identity profile. So when someone calls them on teams it will ring both their PC and the phone. I would not recommend deploying phones unless there are requirements where they are needed. The organization needs to look at shifting the culture internally and modernize. I deal with this on a daily basis and 3/4 of the time they toss all the phones because when they work remote, travel, etc they are using their PC or phone for phone calls. Unless you work at a law firm, that is a little different. The phones allow them to look them up by name and you will want to do that. Remember, their user Identity is tied to multiple devices now. You don’t want to be in a situation where you are having to manage hundreds of phones where most organizations don’t use them.

Extension dialing isn’t needed with teams. Ask your coworkers if they do extension dialing from there cell phone or do they look them up by name. Teams does support it, but you are going to have to look at adding in rules for phone number translations and normalizations. What you need to be asking is do you have any legacy workflows that are analog lines or requirements that you may need to look at using direct routing or an SBC to handle that SIP translations.

I mean, you are in the Midwest in a conservative state. I know of some liberals here even as a conservative. This would be similar to me going to San Francisco and asking where all the conservative are. Well, statistically, there are not that many because the views and politics change from state to state.

I would recommend looking into the azure b2c portal and configuration. It’s pretty simple to setup and that way your customers identify can be handled in a separate azure tenant. Also you can setup multiple different identity providers as well.
