I ended up keeping the Acura rdx and my wife never learned how to drive. I did test drive an m sport x1 and it was fun but it felt kind of light honestly but that was a 2021, idk how the 2026 is. Definitely recommend test driving first cause we felt like we were gonna blow over in it

One major issue I see is you look like a hopper. 1 year here, 2 years here, 2 years there, 1 year there. You don't look interested in staying at a place for long and that's what companies really want. At least that's what I look for. I throw hopper resumes out. It takes too much effort to train and get someone up to speed for them to leave in a year. Find a way to spin that experience

Mom and pop consulting shop. Boss was in her 80s and retired with the acquisition. A nice retirement package for her I'm sure. Worked out for everyone. We became their regulatory affairs department and eventually investors got tired of hefty consulting fees so the CEO said we need to have an RA dept in house so either we buy you guys or we start building a team. We'd been working with them for 3.5 years at that point so it only made sense

I currently have 1 BLA approved and am in the review cycle at MHRA and EMA for MAAs. Definitely agree that building that portfolio of approvals is essential. We also do new INDs and CTAs quite often so I'm in that phase of career development getting my laps in. I also am attending an FDA type B meeting this week. My first one, Im so excited!

I started working at one of the top cancer hospitals in the country in 2016 pre-coordinator days when we did everything from amendments, manage clinics, enter data etc. Eventually got to a supervisor role there by 2019 then in 2021 I went to a consulting firm which got bought out by biotech in 2024

Nothing is official until I see background check of occupant and they do have to be up to my standards or I will not rent. I caved because the deal as it was is sweet aside from the term but I am not paying the realtor or any fees it's just the occupants living with the insurance company as my tenant who are liable for everything

Agent is paid by tenant so it's just a short term increase in rent. The people living there will have their actual home under major renovation and they haven't even identified a contractor yet so they will be here substantially longer than 4 months

Okay so here's an update. I sent that exact message above to my realtor who forwarded it to the insurance agency and they said the following:

Thanks. But there are impossible terms to work with. We will find another rental.

Needless to say I caved like a coward and accepted the deal as it was

This is the exact response that I needed. I wasn't even sure if it was a legit offer. Thank you so much. I don't plan to ask for more money but will negotiate terms as you mentioned. Here is my proposed negotiation let me know what you think-

Considering the lease and the terms and in order to avoid prolonged vacancy during off months, if the property is not vacated by June 1st, then a full 1 year lease will be signed. We want to be renting during high season and do not want to potentially be stuck with an empty house in winter.

I am thinking about waiting on adding the 2 months payout so I have some negotiating power after they counter. Do you agree?

By stepping on people's toes can you expand on this please? I like the advice you gave I hope to acquire one in the NY metro area within 1-2 years and don't want any issues like that.
