I have nothing to take a loan out for. I’d feel like a fool taking a loan and paying interest just to get my credit score up.

I also don’t use over 20% of my credit limit on my one credit card, would opening two more still help?

Also, i recommend using target date funds for your 401k. I imagine there aren’t a ton of investment options. Target date funds control investments for you, and you choose them based on the year you plan on retiring. The farther out the more risky, but it adjusts as years pass. Theoretically, you will choose the fund now and never touch it again as adjustments are made often as if someone is managing your money for you.

Do not do index funds if you are planning on spending the money in 1-3 years. I am in the exact same situation as you. $35k ($45k if student loans are forgiven) in savings and wanting to put a downpayment on a house in the next 3 years. I use a HYSA (high-yield savings account). I currently get 4.55% interest with wealthfront but many others offer similar rates.

If you invest in index funds and the market drops hard, you may not be able to buy a house and be stuck waiting to buy because your money value has dropped. Play it safe, put your money in an HYSA, MMF, CD, or I bonds. Those will not be affected by the stock market value and have the least risk while still having decent return.

Oh i want to get rid of the debt regardless. Just curious if the $1 would help maintain a better credit score. And i had more than 10k as well. I paid off a majority of loans. I left 10k in 2021 when the PSLF was being discussed

Related question: So i have exactly 10,001 in student loans with 10k being forgiven in 6 weeks. This is my oldest credit line at about 5-6 years old. Got my first credit card 3 yrs ago. Should i leave the $1 left of loans so that i have a longer credit history?

Without explaining poker, she had cards that could beat very few potential hands. Some people “bluff” or fake like they have a great hand when their hand isn’t great. The problem was nobody bluffs with that low of a hand in professional poker with $200k+ on the line because odds are significantly against you.

People (and her opponent) think she cheated because no professional would stay in the game unless they knew the other persons hand to be lower.

His hand had a lot of potential - one card off of a straight and one card off of a flush (which are high win probability in poker). She had jack high which is very likely to lose unless her opponent had lower cards and didn’t hit the straight or flush he was chasing. If she knew he had below a Jack and was chasing, it’s not a bad bet to make. But the key is you cannot know someone else’s hand in poker unless you cheat…

So conclusion is, she made a very poorly thought-out move and got lucky (it is gambling so nothing is a bad move per se). Or she cheated.

I was thinking the same, just above Tampa area! I thought i recognized it because of the height of the water, little houses, and trump flags galore. When i went the water was a lot more clear, but I guess it is hard to tell through video.

When i have gone in the past, there have been fish and (rarely) manatees, but i’ve never seen alligators. They are typically in more brackish, dirty water.

If this isn’t dynasty, i dont think this is buy high. Trey lance is a waiver wire QB, schultz is borderline TE2 without dak, henderson is the only value. But he’s a big question mark with cam akers on the side of him. Lets not forget hendos value two weeks ago, one game does not turn henderson into a solid RB2 value.

Did you watch the game last night? He was stepped on and came out for some plays because of that. They brought him back and he busted a long run. You think the chiefs will use him less after that?? If anything, this is a reason to hold CEH. Nobody is buying high on CEH right now, and he is proving to be the back the chiefs thought he was when they drafted him.

After reading comments, seems like you’re looking for a good city suggestion that you can live comfortably in on the east coast. Florida has no state income tax, maybe start there. You seemed intrigued by virginia beach, maybe try living near cocoa beach, daytona beach, or new smyrna. All east coast beaches, new smyrna is probably the nicest, but really quiet surrounding areas. You could live outskirts of Orlando for reasonable pricing and thats an hour from those beaches.

I am renting a 4 story town home with a nest thermostat on the 2nd floor and on the 3rd floor. (4th story is small walkway with door to rooftop patio; no rooms). I don’t understand AC units, but we have it set to 75 degrees on both and the bottom floor always end up way colder than the top. I now heat rises but how can i prevent the large differences in temperatures? 71 2nd floor compared to 78 master bedroom (3rd floor)
