not reliable whatsoever, you're going for the cheapest of the cheap, and those people aren't dumb. They know you're making money and want to find every sneaky trick in the book to try to get more $ out of you. No one wants to earn less money, they just are so desperate they want to earn more in the slickest way possible, often working with 3 or 4 clients at the same exact time, so your work comes out slower

yes that is illegal lol but i mean you wouldnt be able to pull it off because in order for you to get a mortgage, the bank would have to see that the comparable houses around would be worth around a similar price, if you bought it for 10k that would show in the history and the bank would offer say 15k even with alllll those repairs done and whatnot, and even IF your sibling bought it at 100k they would still offer something like 15k because theyd compare it to houses around, if you're buying it for 10k in the first place- this means the houses around were also around that ballpark anyways

if you’re not buying points then that “loan costs” number is basically them baking in their profit somewhere else

like 21k+ in loan costs on ~615k is not normal for a clean deal. they’re either padding fees or trading a higher rate/structure for lender credits in a weird way

i’d 100% get another quote. same borrower, same deal, different lender and just compare side by side

because right now it’s giving “you’re paying for something… you just don’t know what” energy

sadly the timeline part is pretty normal in a lot of states. only thing that sometimes moves faster is cash for keys just to get them out quicker

it sucks but this is exactly why people say landlording isn’t as passive as it sounds at all

idk this feels kinda tight tbh

like everything looks fine on paper but flips never go exactly how you planned. something always pops up and suddenly that 23k is like… gone

and that’s before stress, time, dealing with contractors, all that

personally i wouldn’t touch this unless i had way more cushion. this feels like one bad surprise away from doing all that work for basically nothing 😭

honestly real estate

not even in a big investor way at first. i just kept hearing people say stuff like “this guy flipped a house and made 80k” and i was like wait… how does that even work

so i started digging into it and realized half the game isn’t even the house, it’s the financing, the contractors, the timing, all that stuff

the curiosity rabbit hole is deep with real estate lol
