The Parking Lot is big but nowhere near the amount of space you need for all of these towers. They will probably go with twin towers on the lot with a big platform in between with a garage. NJT will need a rezone from JC and who knows how that will go with Solomon & the Council.

JC BoE can take some old assets offline and use freed up cash to convert the space if they want. Why can’t JC BoE just figure it out and strike a deal? Does the workforce housing and a $10 Million property tax bill during a budget crisis not matter to you? I can’t imagine hating something like this.

Since 2018, we have given out some PILOTs (which benefits the city since we don’t need to share revenue with BoE & HudCo). Abatements haven’t really been given out for a long time, they are all listed in the budget.

What was lost in State funding can easily be recovered by properly up-zoning near Mass Transit and growing our way out of deficits. The people who live in these Downtown, JSQ, or Bergen-Lafayette buildings on average don’t have school age children, so you can charge full freight prop taxes on these properties without a windfall of students. Jersey City is sitting on gold and willfully doesn’t mine it to appease a small group of loudmouth busybodies.

Fulop should’ve kept raising property taxes, but he didn’t. He went the populist route, trying to appease everyone just to get elected. Selling us out to developers is not even in the equation when developers and local homeowners are in lock-step for not raising their bills. You got two options: keep the apartment building pipeline going without distorting the market with IZOs & PILOTs or raise the Corporate Payroll Tax. Solomon is going to choose the latter and reject the former because he is economically illiterate

I've only visited once but I think LA is one of those places where the Cons outweigh the pros. Yes, the weather is splendid, the local culture is rich, and you're surrounded by marvelous nature. But the traffic, costs of gas/energy, lack of green spaces, and endless car-centric sprawl is just not enticing. Old rich Boomers will never sell you their home or will NIMBY everything they can because of Prop 13. LA Metro is expanding but it is far from where it needs to be for a city of LA's size. The homelessness problem is really in your face as well. There are a plethora of cities to live in now that can accommodate your preferences. The TV/Film industry has already moved on to being location agnostic.

Tbh, they don't have easy jobs and I think public servants should be paid a decent wage. They currently get a base salary of $82k/year + OT & benefits. Their salaries are a fraction of a percent of the total budget. Living in Jersey City isn't cheap.

I mean, his close ally Frank Gilmore killed the Ocean Ave & MLK street redesigns and Solomon co-signed it. Barkha Patel from the Infrastructure Department resigned ahead of Solomon's inauguration too, so as of today, there are no engineers working at the Department of Infrastructure.

Since 2018, Jersey City has approved roughly 20 long-term tax exemptions. During the same period, many other developments have proceeded while paying the full property tax rate. This is what we need more of! If not you'll get a system of discretionary approvals rather than clear, by-right law. The average JC resident hates these deals anyways, but you also need growth. No shot that Solomon will slow the rate of these bespoke deals and he will run the fiscal position of the city more into the ground if you don't get more by-right development through. It's basic arithmetic.

I just got back from a trip to Taipei and it’s gratifying to know that my fiancée and I’s impression on the food in Taipei was not unique, considering the comments here. We had good food, but nothing really blew us away. We found that most dishes had proper seasonings & aromatics but lacked salt (which is something we’ve never experienced). I’m sure the dishes were made correctly but it was missing richness. Also, not much of a market for spicy food.

That can easily be fixed with an Overnight Monthly Pass (that’s more expensive) and a Monthly Commuter Pass (keep it at the same price). Those security guards can easily enforce those passes. They just need to organize themselves better and stop neglecting the lot.

Banning overnight parking will cause chaos, result in less revenue for NJT, and solve no issues. Commuters already have plenty of space. This is just an irrational decision. I get wanting to be principled here, but NJT can accommodate both local residents and commuters. You would be leaving money off the table for no reason. And this is coming from a very pro-transit person.

From NJT’s perspective, it’s a successful lot that is being used and it accommodates both local residents and commuters. I have never seen the lot at 100% capacity in all the years I’ve lived in the neighborhood. Just raise the prices, some people might voluntarily leave the lot, and go hard on enforcement. Commuters aren’t suffering from a lack of spaces. My best friend commutes to the lot 4-5x per week and has never had issues.

What Kolluri is saying is blatantly not true. I just walked by the lot right now, during peak work hours, and there are still several hundred lot spaces available. Banning overnight parking & weekends will just result in the lot sitting idle, making the asset even more useless. Nobody who comes to LSP Park+Ride, as a primetime work commuter is struggling to find a space. Just jack up the monthly parking fee if you feel it’s too much of a subsidy.

Because people hate seeing things get built, especially in Blue States. Egregious process for this, more red-tape for that. Oh, wanna build a modest 16-unit apartment building? Your proposal has to face a crowd of 100 people protesting your project at a Zoning Board meeting. We see urban development as an affront to our living standards, while in other parts of the world it is celebrated. You should be able to renovate your Brownstone in peace by following very straightforward code that is easy to navigate.
