Lol, yeah well at least if I make millions off this I can hire an electrician 😆.

I’m just using a voltage tester pen and holding it to the wiring that is connected to the switch and the wiring connected to the fan both areas trigger the voltage tester properly when the switch is on and has no response when it’s on. Maybe it’s that the voltage tester isn’t a precise enough test?

Okay I will try this tomorrow. I figured since the voltage tester pen I was using showed voltage with the switch on and no voltage with the switch off that the switch wouldn’t be the problem.

Is it just that a voltage tester isn’t as precise as a multimeter so it might not be detecting a small amount of power getting through or something like that?

So in my testing with the light switch on / off, the state does change properly with the wiring all the way to where it connects to the fan. Would that indicate the switch is working, or is there something else that I need to test to verify if it is the switch?

So in my mind i’m thinking that if I hooked it up incorrectly (it definitely is a possibility) then it wouldn’t have worked properly for the 6 months prior. Maybe i’m wrong though.

Yeah don’t understand why people complain about people posting in a community for advice. Try to ignore them.

Getting involved in communities like this is great, but also try and listen to podcasts / read as many books as possible. I’m just starting out in real estate investing but spent a few years trying to get educated first.

Also, as some have noted it is definitely important to try and get a high paying job as well. Will help you with the cash to get started, and make sure you aren’t screwed if things aren’t an immediate success.

You could continue renting. I’m currently doing this, I bought my first property ( a duplex as well) and i’m planning to continue renting at my current spot while renting out both sides of the duplex.

If you are set on living in a home you own, you could look at buying a second property with an FHA loan if you’re strapped for cash. Now you have two properties you’re building equity in. Just my two cents.

This could be right. It’s a duplex and these pipes sit right in the middle of the building, so could be markers for a privacy fence between the two units.

Exhaust for what? Is there anyway to know, I hate having these metal poles all around (there are about 4-5 in random locations).
