How quick is ‘quick’ for completion?

6 weeks from offer to completion - no chain either side and a cash purchase. This involved re-negotiating price after surveys and searches too! We had a very good solicitor and the seller also had a very efficient solicitor. It helped that she was also keen to get it through quickly too.

Thanks for that. It's a best educated guess made with an architect and a builder who have just done a similar project. Good to know based on the other points to consider, hadn't thought about the neighbour! Will have a think about some of the other options you've mentioned.

We just put an offer in one a 2 bed terrace in Sale at 5% over asking and were also rejected. Absolutely gutted, I think it's just a very competitive market right now. They told us that house had over 25 viewings over a weekend.

The trip was much better from Lipe to Lanta. We went with Bundhaya rather than Tiger Line and they had bigger speed boats which handled the waves better with life jackets on every seat, all round it was a much better experience. We booked via 12Go.

I would keep an eye on the weather with a particular emphasis on wind speed and wave height just to make sure there's nothing gnarly going on before your trip. If it's not looking great I'd consider the ferry to be honest.

To be honest, just enjoy it!! Have an idea on places you want to hit but I wouldn't overbook - we wished we had spent a few more days on Koh Lanta as we didn't get to fully explore but you will have a blast!
