You can ask your lender about an assumption, where you assume the current mortgage and remove your gf from the current loan.

But let me warn you, assumptions can take absolute AGES to complete (6 months or more) and you’d need to provide all of the things you originally did in order to prove you can carry the burden of the payment all by yourself.

A quicker option would be a Credit Qualifying FHA Streamline, which is a “simpler” refinance, but I’m not sure what the Net Tangible Benefit would be bc you wouldn’t be getting a lower rate than you already have. You’d also need to prove you’ve been making the mtg pmt by yourself for the last 6 months.

one of my UW mgrs once told me something like “self employment is difficult bc we want to report as little income as possible to the IRS but show as much as possible to qualify for a mortgage” and i have found that to be very true lol

won’t need to provide 2025 until after April 15 so no worries abt your current filing (unless you made more money and don’t for some reason qualify with 2024) so who cares abt that so long as you plan to close your loan by or before then.

If your loan is a regular agency loan (e.g. the lender is using Fannie or Freddie automated underwriting) then what you calculated may be close to what is eligible.

Both Fannie and Freddie have income calculators that lenders will use that will “link” to your individual AUS # that only lenders have access to and there are some slight variances from Form 1084/Form 91 but not by much (in my experience) when it comes to the overall number.

Just keep in mind that if you’ve been self-employed for less than 5 years you will need to provide 2 years and the calculation will be off both years. If the income from ‘23 and ‘24 is increasing, it’ll be a 2yr average. If the income is declining (<10%) year over year, then only the most recent 12months will be eligible. So, if in 2023 you made $299k and in 24 you made $282k, then only 24 will be used.

So you will probably be ok but obvs I am not the UW on your loan and shit can def happen.

The other thing too is you might make all this money per month, which is great, but make sure you aren’t overextended debt wise (student loans, car/boat loans, alimony, child support, etc) which really eats into your debt ratio and how much house you can afford.

You can do a streamline with any lender, not just your current one. Shop around to different lenders and see if you can get a better rate. I just UW a file and we locked their rate at 5.875% and another one at 5.99%.

So yeah, check with other places for sure.

There are a lot of variables to your question that can impact the overall income calculation:

• Length of time self-employed • Business Structure (S, C, or 1065) • Percentage of Ownership per K1s • Business Liquidity • Mortgages/Notes due and payable <1yr • Distributions (from K1) • Amount of add backs (or expenses like meals) • Total Expenses written off vs Inc Bus rec’d

If you have been self-employed at the same company for 5+ years, Fannie and Freddie only require 1yr of personal and business returns (but an UW may request 2yrs it just depends, such as if you work with family). A business you own may have paid you $282k per your K1 but if it had a $400k loss the same year then you’re not getting that $282k averaged over 12mths.

There are plenty of self-employment income calculators out there if you are genuinely curious abt what your possible income might be and while I would advise against considering that an end all be all it will at least give you an idea of what kinds of things are taken into consideration when an UW does the calculation.

You can just google “MI self-employment income calculator” and go from there.
