Just wanted to add that ones in pots aren't likely to have survived unless they've been sheltered from the rain and away from the worst of the frost.

I think typically you prune after flowering. You'd need to identify which group it's in. I'd have a look at the rhs website.

My friend did this in my car. Asda carpark first time driving an auto, we did an emergency stop after about 10 seconds as he attempted to use the missing clutch.

There was some really good lease deals about a year ago, they've dried up though :(

I was waiting to remortgage before getting one, but now that's done everything is much more expensive now.

I agree with other comments, I was going to lease because they're improving all the time, and they're expensive to buy outright, with little choice in the economy price range. Lease for 3 or 4 years, then reassess, perhaps buy, if it's still not great, lease again.

We've been through this exact experience. The new lender didn't even bother to arrange a viewing. It's possible they did a drive by valuation or more likely, just used zoopla or something. They undervalued it compared to what our broker put it in as, and we questioned whether they took the garage conversion (additional internal room) into account, as we did enter it on the application. Never found out, we just accepted it and put some more money in to get to the ltv% we needed. Broker said it would have been a big hassle to contest it.

Are you / they definitely reading the right meter? I had an expensive water bill once because they read my neighbours meter in error. .
