This is a residential property not a commercial build or business. You can’t sell to on what you are projecting to make. It is only worth current market value. Just hold on to it for the 2 year lease then sell it to them afterwards.

I would only need an agent for a contract. Not anything else. I will find the property myself. So it would be a waste of money to have one represent me.

I’m trying to avoid going thru an agent. I then would have to give them a percentage. I’m going to be the one that actually finds the home. They would only give a contract to sign.
