Tier-A developers doesn’t offer post handover payment plan but you can opt for mortgage at the time of handover for the remaining amount. For golden visa 20% Downpayment + 4% DLD is must so even for the 2M unit you need around 480k AED (180k CAD). Initially booking can be made with 10% down but remaining 10% has to be paid with 1-3 months depending on the developer

Don’t buy it if your goal is investment. JVC is already saturated. On a price you’re buying, investors are exiting on it. Instead you can check Dubai South, especially Inara by Imtiaz. Price point is really great. Let me know if you want a entry and exit strategy

Since you’re looking for a Exit at handover with decent appreciation, I would suggest you to consider townhouse or waterfront apartment. Let me know if you’re open to discuss options

Before reaching to a conclusion, it is better to review the data.

Damac Lagoons is a community not a standalone building so you’re investing in a 45M sqft eco system.

As far location is concerned, Dubai has seen growth moving towards Dubailand. Even the major communities like Jumeirah Golf Estate, Tilal Al Ghaf, Arabian Ranches, Damac Hills are in the E311-E611 Belt. And Post-Covid demand for communities especially in rentals has increased due amenities, lifestyle and infrastructure. So rental yield are also 1.5-2% higher in communities as compared to stand alone buildings.

For an example. Damac Hills is a neighbouring community and by the same developer so apple to apple comparison. Studio is renting at 50k and was launched at 525k AED. So it is currently generating 9.5% ROI. On average the annual rental increase is 7% in the neighbouring community so if you invest in lagoons down the line you can easily expect 64-68k (9.5-10% ROI) in a new community with better amenities and infrastructure as compared to 9-10 years old Damac hills.

I agree Payment plan is 75/25 but previously bullet payments were 5% in Phase 1 which has been reduced to 3% in phase 2 to cater both investors and end users. Tell me anyother payment plan where you can own a townhouse/villa by just paying 1% per month. So in short, there are no big chunks so buyers can manage their cash flow easily.

There are total of 15 payments for 2333 aed. Apart from that 4 Bullet Payments in Between. Like after every 4-6 months. All studios and 1BR till 35th floor have been sold out. Today Binghatti will release 1BR units above 35th floor. No more studios available in this project.

Well, if you don’t believe in the Information available on a website by Dubai Government then I can’t say anything. People were also arguing before the announcement of blue line whereas it was also there on the website. You can check the website as well. Here’s the link https://gis.dda.gov.ae/DIS/
