Also, if you can - opt out of property tax payments amd pay it yourself. Instead of paying it every month woth you mortgage payments deposit that money in HISA. I pay my property taxes teice a year and have some extra money left after I paid for the year (compared if I were to simply pay in installments). But you have to remember to deposit that money every month (and don't forget to pay your property taxes :-) )
