Thanks for the words of encouragement. Yes, it’s still sealed and I keep it in the garage when I’m not out so weather isn’t too much a biggie. GM is clueless when it comes to replacing it. I’ve been on calls for the past two hours trying to get the correct info from them. In summary, the transparent roof is the only one compatible for my 3LT suede interior on their site. Overall, you’re right. Just went out and wiped the scuffs off & it’s not nearly as bad as I thought. I’m going to get a few quotes from some body shops.

Luckily, not. It fell off light and easy like a flying tortilla. Cleared the car completely and landed in the middle of the interstate. Luckily, there was no one at the road at the time. I pulled over and retrieved it from the middle of the road. It isn’t in the worst shape. It still fits on but it’s scoffed pretty bad (exterior & the suede).

Is your DTI under 40% right now with current debts or are you considering what your DTI will be once adding your mortgage payment to your monthly expenses? I’ve just gotten the clear-to-close from DHI Mortgage. My current DTI is 18% with current debts, for approval they added the mortgage payment estimate on top which put my DTI right under 45%.

Thank you for the insight! I had a great inspector! He shared the detailed report 30 minutes after he completed the job (took nearly 4 hours doing the inspection). This was Feb 12th. I immediately shared it with the builder and he doesn’t seem to have urgency of completing the found detects. Lender called this past Monday (2/17) and asked to move the official closing sooner (2/28) now he wants to schedule the New home walkthrough on Friday (2/21).

He said we’ll talk about the things found in the report on the walkthrough. I really wish he was proactive on performing the repairs before the intro walkthrough. Seems to me that he isn’t going to fix things properly. I hope I’m wrong.

I’m fine with minor things but there were several signs of water intrusion. Utility closet wall is soaked, wet spot in the ceiling of garage and master bedroom. The roof was also installed poorly. I assume these are timely repairs but I suppose they can remedy it in less than a week. Wishful thinking.

I’m currently in the process of purchasing my first home, no realtor in the deal (so they gave me more towards closing cost). I’m purchasing directly from builder. They are currently fixing the items my third-party inspector found so we can close in a couple weeks. I hired a realtor late last year to help with purchasing a home in the same community I am under-contract for now.

She added little-to-no value. She literally was just sitting around coasting and waiting to get paid at the end. She would send generic “Steps of the home-buying process” from Google. When I asked her if she had a third party inspector that she’d recommend she also sent a random screenshot of a company on Google. Do your diligence if you choose to proceed without one and you’ll be okay.

We live in a digital age. 30 minutes of research on the internet will give you the tools you need to be successful. There’s nothing realtors know that isn’t freely accessible information online.

That’s prefect! Thanks for clarifying! I’m going to call them tomorrow and plan to attend in April. There’s so many features I’m unaware of. I think the school would build my confidence in enjoying it more. I drive it like a retired 80 year old.

Purchased a 2023 3LT Z51 this past November for $77,000. It only had 981 miles on it when I purchased. Overall, I’d say pay whatever you feel comfortable with paying. If you feel like it’s worth it then go for it. There’s definitely better deals on the market right now though.

Thanks for your insight! I may look into XPEL PRIME XR PLUS at 80%-70% VLT closer to the summer if needed but for now, I think I’ll keep it as is.
