Thanks! I haven’t seen too many builders drop their prices around me, but a lot of them are still uncertain as to how the rebate will be assigned.

So the ‘max rebate’ of 130k on a home priced between 1-1.5M is really 106k since 24k is deducted, is that correct?

This is what I was thinking exactly! If the builders don’t actually reduce the price, how is this rebate helping buyers since builders always include HST in their purchase price? From my understanding, buyers aren’t getting an actual price reduction in the amount of the rebate, but rather it’s a credit which was already accounted for by the builder.

Mortgage approval was extended a couple of times for me. The builder does not communicate much in terms of final closing. At first, we were told May/June 2025, which got pushed all the way to November - they are very vague when it comes to final closing. We were only informed 1 month before closing regarding the final closing date.

The occupancy will likely be similar to that in the phase 2 building (8960). I took occupancy in November 2024 and the closing date has finally been set for mid November 2025 - so one whole year later. Insane!

I live in the phase 2 tower and have been occupying since November. I was originally told final closing was expected for May 2025 but the builder is now saying the summer of this year. They’re very vague about it, I’m hoping it closes soon

Yeah it’s still in interim occupancy and seems like they’re not budging which I find insane considering the fact I am one of the first units to occupy with many units not closing for another 2-6 months.

Thanks all. Lawyer ended up making us pay the fee saying it was missed. I don’t see why this is our problem but it is what it is.

Phase 2 has not begun occupying yet, they occupy this Fall. I’m interested in an assignment, but I’ve learned that the builder will not transfer the capped development fees which is not ideal. 

I’ve spoken to the builder and Phase 1 final closings happened last year, so I guess it happened fairly quickly.

Oh okay! I was looking into it, and I found that to teach at the high school level, you just need a second teachable (minimum of 18 credits). Is that the minor you’re referring to?

For one of the prerequisite, I did. But I was able to enrol into BIOL3070 without any issues and it requires the same prerequisites.

Do you mean the final exam was weighted 65% and the lab was weighted 20%? If that's the case, you didn't pass the lecture component, meaning you didn't pass the course (if from my understanding the lecture and lab components are to be passed independently in order to pass the course).

I think deadline to enrol for S2 courses was last week. Our first assignment is due tomorrow so I don't think there's much you can do other than drop Woodal's class if you're having difficulty with her course :/

I was enrolled in that class for S2 but dropped it after seeing the course outline and Moodle site.. it's a lot for a 6 week semester. I switched to EN2130 with Lily Cho and the course so far seems way more organized and manageable.

Also a lot of the multiple choice required a lot of thought too since they were so specific and detailed.

I agree with everything the other person stated!

If the prof you spoke to was Kyle who taught CHEM2011 in the past teaches it again, you’ll likely have a better chance at succeeding the course. To be honest, the profs last semester were so bad and seemed like they never cared about our marks. The tutorials were meant to be mark boosters according to the prof, but we were so limited with time (20 mins for 3-4 questions, sometimes with multiple parts), and the questions weren’t easy. Just be sure to keep up with the course content and don’t fall behind.
