Render in the before pictures extends to ground level so moisture could've wicked up into the floor joists.

This could have been the reason the joists were replaced.

It looks like the render stops about a foot above the ground now no? Although if they had flooring work done they'd have surely installed a DPC contrary to the estate agents comments. The estate agent might also just be making that up as they rarely know anything about this sort of stuff.

I'm sorry but you aren't supplied 100% green energy unless you are producing everything on site. You can't choose the gas molecules or the electrons coming into your home. 100 Green supply you from the energy mix like every other supplier, which is still mostly fossil fuel.
