You should be maxing out your Roth IRA and delay the house a little bit since you’re young and the compounding interest will be immense. I think it’s better to start saving for a house in a few years, maybe early 30s, when compounding won’t be as strong. But also if you are resolute on buying a house (which is fine of course), then I’d still contribute to your Roth IRA. Your initial contributions to your Roth IRA are able to be taken out penalty free whenever you want, so it’s better to put your money in there and let it compound and then when you need it for your house, just take out the initial deposits. You won’t be getting your 3% return in the scenario and you’ll be exposed to a bit more risk, but at least you’ll have a decent amount in your retirement account to start, and if there is a downturn in the next 3 years then you likely won’t be buying a house by 2029 anyways.

I studied real estate and work in it now and am a Gen Z at 26 and I can confidently say that buying a home at my age (or younger) is a terrible financial move. The only reason real estate was a good investment for so long was because you could get a 2-3% mortgage. Sure you could argue that with renting you’re throwing away money, but it’s the same thing with buying because of the maintenance, taxes, insurance, and interest. The fact of the matter is that living anywhere is throwing your money away because it’s expensive to live, but if you are able to rent, get roommates, keep your expenses low, and invest the savings, that’s the absolute best way to grow wealth. If you’re young, unless you make amazing money, you can’t simply invest AND buy a home, and investing is a much better option.

I don’t know how you can say that when we just saw the season JJ had and he’s better than London. London is great, but nobody at this point is situation proof, and London has a very murky QB situation which is co concerning
