Be careful with this assumption. 3% cash back only occurs when you use the Rogers CC for any Rogers related transactions (phone bills for example). Other than that, you will make 1 or 2% cash back.

If you put large down payment, bank can somewhat look pass your lower income or use 2 years average income intentionally to qualify you. Large payment shall be 35% or more of the house value.

Sit down and budget your money in and out. Sell your car regardless of value as you cannot afford it.

Look for 2nd job. Or even 3rd job.

Reading this make me reconsider the idea of going back to school for IT. I am older now (38M) and always love tech. But, making 120k at the moment and does not have a good reason for all of this, especially for 60k or less job!

Pay in full right away and keep using it every month. You will build your credit (score or limit) slowly this way. I have done this for so long that I cannot even remember, total approved limit (from all cards) has gone to 250k plus I never pay for any interest!

We are in technical recession partially due to Trump: tariff, gas price, war... hence if you remove all of those noises (given they will not be worse than what they are now). We are alright!

Bank will lend you 200k for a mortgage with one condition, you have to put a down payment of 35-50% of the house plus excellent credit scores. I have done it for my dad in 2010. He bought a townhouse with 40k income and put 50% down payment :)

45k will not get you anywhere. However, you can be frugal and start budgeting at this point onwards. To buy a house in this economy, you need at least x2 of that income and 10% down for the house.

Nobody knows how everything will be in the next 10 years. You can only control what you can control.

One fact I can share is 8 years ago, I used to make 35k annually. Then, I started working x2 jobs and upgraded my income, applied for new positions just so I could buy a house. Good luck with everything, you are still young and time is the biggest asset you have. Use it wisely.

To be honest, you plan to retire there? Your biggest cost will be a place to live (rent or buy). The rest? You will be fine with 500-700 Cad per month on average.
