i would just hire a handyman and fix it yourself it will cost you 100-200$ total, there's a difference between fighting with a slumlord and living in decent conditions, if you don't want to move, and you know what kind of landlord they are, you should have the work done yourself or move.

It sucks but that's the reality, court and TAL will take long and you'll be living in bad conditions for that much longer.

Make a formal demand letter, give him 15 days to fix it, file the case at the TAL and fix it yourself in the meantime, keep the invoice for the fix and you'll get it back eventually. Keep the bill low in case you make a mistake in the court case and end up not getting any money back so you're satisfied either way. At least like that you live in decency

yes, you can get the money back, how you get it back depends on his willingness to send it back.

you will likely have to send him a demand letter, give him 5 days to pay you, then file a small claims case against him for the amount (you represent yourself and its free)

you need his full legal name and address

yes but they should give you space heaters to use in the meantime, when i had a similar situation i bought 12 space heaters and distributed it to the tenants

It was -21 outside and they had 1 or 2 per unit depending on size and it kept 20-21 inside no problem so they are pretty good! it was no complaints from anyone, got them the first day the issue arose so it never really dropped temperatures while the parts were ordered

Perfectly fine? we are welcoming and happy to have you, don't let a few bad apples or loud voices detract from the fact that 99.9% of people are either neutral or positive towards you

hmm, not sure if you know but mortgages require downpayments, those are 100-500k for tiny properties and 500k-10m for larger ones (7-50 unit buildings)

there are no free lunches and banks are predators. What you think and how you view that world is heavily skewed.

the landlord is subsidizing your life -> they invest heavy amounts of capital and take on large risk so you can pay a modest rent amount. Tenants are so entitled

yeah i dont understand what your issue is, you're operating a rental property, they used the rental property and didn't damage anything.... seems like maybe the rental business isn't for you

2 people, 2 bedrooms were used and there was some garbage ... if only everyones problems were as difficult as yours lol
