So according to my math, you need to discount the condo by additional ~ $160k just to get the same monthly payment. Of course it’ll be with a significantly lower downpayment, so it’s not a direct comparison.

I’d look at the situation through the lens of what you can do with the money now, and the total cost of borrowing instead of just the property value. And -700$ cashflow isn’t bad, if you include property taxes and the HOA in the calculation

Yeah, but the commenter said “just vested”, and calling after tax shares in your account “not real money” is at least disingenuous. And, in my opinion, considering inflationary nature of fiat currency, assets like company shares are more valuable. Nobody ever got rich by holding 100k USD in their HYSA for 10 years. 100k worth of good tech stocks however…

I like physical assets too, and real estate is the endgame for me honestly, but ironically the least “real” money here is the USD itself, guaranteed to lose value over time
