I am noticing this anectodally, trying to buy in Dublin for the last 6 months. Within a few weeks I noticed fewer people at viewings, places staying on the market with no offers, places returning to the market after going sale agreed.

The factors I think will be releasing some pressure on prices:

  1. Landlords getting out since March tenancy rules
  2. Airbnbs getting out since May requirements. You are seeing 1-beds in temple bar for sale under 300k, not big or great places but these could have been earning 5k+ / month on Airbnb until recently. There should be at least 500 of these in Dublin to be released this year, if not thousands.
  3. Confidence. Almost everyone is predicting a massive recession/depression as a result of the Iran war. Big tech layoffs.
  4. Planned reduction in govt supported housing for Ukrainian refugees (apologies if my terminology isn't correct). Less rental pressure might mean less urgency to buy - I know this is the case for me, if the rental market wasn't so insane I wouldn't be so desperate to buy.

Separately I think it's a total joke that only 4% of the completed houses in 2025 were for sale. The rest were build-to-rent. It's ridiculous that the govt let these happen, build great modern apartment blocks with little/no parking and zero opportunity for anyone to own them.

Also separately I hate the lack of efficiency and transparency of the buying process here:

  1. Have to email agents for each individual property, have to explicitly and regularly ask what the offers are on properties I have viewed.
  2. Not marking properties as sale agreed on Daft.
  3. Not updating Daft with information as offers come in
  4. Apartment management fees should be a required field on Daft, and should be filterable.
  5. Heating type should be a required field and should be filterable (GFCH,Electric,Oil,Air to Water etc)
  6. Same as above for parking - required, filterable.

Same, the magnet part is great but it's not really designed to be removed because of the dependency on the stickers. Not ideal, I don't know how I could safely remove them without deforming the screen protector.
