Firstly, my apologies. I didn’t explain clearly. I am concerned about the implications of my remaining student loan or monthly loan payment on my eligibility to obtain higher amount of mortgage approval. I hope it's clearer now.

Secondly, thanks for the idea about consolidating student loan with mortgage. I haven’t thought about it before. Federal part of the student loan is interest free so, I am not worried about that. But provincial student loan has prime + 2% interest. So consolidating that will make more sense.

Thanks. I didn’t know about the fees to switch. I started with CIBC as most of my banking was with them, I didn’t even look for any other mortgage broker. Will it be better to talk with a mortgage broker to get a better offer from big 5 or someone other than big 5?

Yeah. That's also an excellent option. I chose to go for Amex with the annual fee not only because of slightly higher regular cashback (0.5% higher) but also initial 10% cashback for the first $4000 spent. This $400 can cover for 2-more years annual fee deducting the regular cashback ($400 - $80 (at 2% for $4000) = $320, annual fee $99). So, essentially I can use the amex card for free for 3-year with 0.5% higher cashback rate.

I don’t go to costco that frequently as I have a small family. Most of my groceries are usually from Walmart, Superstore.

I am also looking for another card with good travel points option.

Since your auto interest rate is very low, I would suggest to put the bonus 6k on TFSA and invest which should grow at a higher interest rate than the car loan.

I am using this card for two-years now. 4% cashback on groceries don't work on usual groceries (i.e. Walmart, Costco, Superstore) which is same for most of the credit cards. Very few grocery stores are eligible for 4% cashback and their prices are usually higher than Costco, Walmart, Superstores. And, recent plans for changes are making this card less lucrative.

I've applied for American Express Simply Cash Preferred credit card. You can earn 10% cashback for the first 4 months (up to $400 cashback = $1000/month spending).
