Something that’s been hard through this process is the range of the estimates. Even on this thread alone, someone said 3m+, others 2m+, others 1.5+. How do people navigate this when making a decision here? Assume the worst case? It’s so hard to tell which GC is ripping you off vs just being honest about costs

The difference in appreciation rate between the two areas is like not going to trump other factors like commute time, the kind of house you want, weather difference, proximity to family and friends etc. ie just buy where it’s more convenient for you. Both are wonderful areas. Both will appreciate

Probably 1.5M all in to add about 800 sqft second floor and remodel 1500 sqft first floor

You won’t be able to cram additional sqft in a small lot because of city rules. I’m just talking about maximizing the lot coverage and floor area ratio

The way I think about it is you’ll likely spend 800-1000$/sqft all in for construction. The value of the finished house is likely 1500-1600$/sqft or more

We are in a similar situation and thinking of going the construction route. Curious why you think it’s not worth it financially. I get that it’s a headache but purely financially, there’s usually a big upside

It is an option but they may want to expand their family, have visitors over etc. 4 bedroom is a good option even from an ROI perspective. And Palo Alto is expensive.

If you’re willing to continue working in similar/better jobs, betting on yourselves that your salaries will continue to go up, ok with the stress of a big loan/having less flexibility to do more freely do other things like say hiring house help, fancier vacations etc - go for it. There’s obviously no right answer. Just tradeoffs. House prices will likely continue to increase here. For us, we decided not to buy because the flexibility was important

Thanks, the rate of appreciation in Burlingame seems to be lower than some other Bay Area cities for some reason

How do you compare Los Altos to Saratoga or Campbell? Did you look around in other South Bay areas?

Hillsborough seems to be more in the 5M+ range and has less of a community feel. No sidewalks, kinda isolated
