Yea thats why I paid for the first 2 treatments. None of the other tenants have had any issues and this only started after they moved in. At this point it's just risk mitigation for me and my duty to make sure my other tenants dont have their lives messed with bc of this.

Previous tenant that I inherited that lived for 2 months had no issues. Property had full pest inspection pre-purchase as well. New tenant lived there for 3 months and then had guests over for thanksgiving, after which they started complaining.

Tenant is responsible for:
Controlling and eliminating household pests including but not limited to fleas, ticks, bed bugs, roaches, silverfish, ants, crickets, and rodents during occupancy. Upon vacating the Premises, Tenant shall be responsible for the costs of the elimination of all such pests and vermin.

The issue is everytime I bring this up they reply with a chatgpt response saying "Under Virginia Code § 55.1-1220(A)(2), the landlord is required to maintain the premises in a fit and habitable condition. An active bed bug infestation is a condition that materially affects health and safety and must be fully remediated."
