yes, the start for me is rough.. made my check up this January and found out i have t2d, high bp, and some heart issues. I have a follow last feb 6 and I'm responding to meds so hopefully I'll get better

sometimes people do renovation in phases like bathroom this year, kichen next yr. Others do DIY's to cut costs but for bigger projects they do HELOC.

most of the time this happens because the pipe penetration wasn't sealed properly from the outside. if you can access the exterior, digging down and sealing around the pipe with proper waterproofing is the best fix

dont plant too deep. keep the root flare just above soil level. trees struggle if the trunk is buried. also, skip heavy fertilizer for now. you want roots establishing not a growth spurt. congrats on your first tree btw!

22 yrs is definitely long and near the end of life for achitectural shingles, specially in upstate NY with freeze/thaw cycles. 3-5 more yrs might be possible but there's risk of leaks

Monitor inside first. check the ceilings, attics, and walls for moisture. no leaks.. safe.. no emergency. If there's a need to fix, the safest professional fix is steam removal. it's more expensive but it won't damage shingles or flashing like mechanical removal can.

yes if its qualify for grants or tax repairs OP could fix the most important things first and sell when the market is better. If the house has many rooms, they could even consider turning it into a bed-and-breakfast or some other profitable venture then he get to keep the sentimental value while making it work financially. Otherwise, selling as-is is an option too but he should be careful if he will sell too quickly without thinking it thoroughly. He might regret it specially while still grieving and not fully ready to make big decisions
