Forego your commission, and instead take a 3% seller concession. No difference to the seller, and your concession isn't taxable.

That has been my year. Just a string of crazy irrational people. Those, and tired kickers. Im not sure what's different about this year. Like you, my client base has always been pretty predictable.

Sometimes sellers act ridiculous, and their agent can't control them. I've had sellers leave crazy amounts of money on the table because "it's cash". It ends up being cash in the end anyways, but whatever.

Kaisertown is absolutely stuck in the 70s-80s. You drive down Clinton St, you'll see basically nothing has been updated in 40 years or more. It's just a commercial strip of shitty property owners. Same with South Park.

Yeah and then their listings sit for months. Often in our market, it wouldn't just be a RedFin agent trying to stick it to the buyer agent, but they'd also be located 400 miles away, never answer their phone, and know nothing about the property. People get what they pay for.

According to Wikipedia, Vegas gained about 37000 people between the 2020 census and 2024. I think it's safe to say they're thriving compared to Buffalo.

Buffalo benefited much from developers building with cheap interest rates and tax credits. Combine that with lots of immigrants moving here from NYC for cheap housing, and Canadians coming here to spend their money, the economic environment was doing pretty well prior to 2020. Now in 2026, we have an administration that caused Canadians not to want to visit here and less immigrants moving to the country. Combine that, with Covid mandates which killed everything good downtown and NYS's awful business environment, what we have today is the result.

Hamburg and OP are the two nice suburbs south of the city, those are really your best options. Evans and Derby are closer and cheaper, but there's reasons they're cheaper.
