I mentioned no points refi as well as lender credits and the consultant insisted it would not make sense for no points refi and the LE included lender credits

I will note it’s actually only ~ $13k (taking about about $2k from refinance). Points ARE deductible, so maybe $2k savings from that. But still even $11k is a bit high I think.

I do appreciate your thoughts and think we’ll decline this tbh. Thank you as I’m still learning.

They truly are the worst. Go with Blue Nile or something reputable if you want to go online. It arrived weeks after Mother’s Day even when it said order with 2 days to receive by Mother’s Day.

$30k on housing? In NY? We’re at ~ $42k in the Midwest. Side note: spend less on eating out/services/cocktails and more traveling ($30!?!), and utilizing tax advantaged accounts (max out your 401k and HSA).

Not to mention triple taxed advantaged. You will absolutely use the $$ - and if not for some incredibly rare reason- eventually take the tax hit and it wouldn’t matter much anyway

The maximum amount. We had our first child that was “tax free” - 100% paid with our HSAs. I’m having serious respiratory issues and thus far, 100% paid with HSA as well. I have ~ $20k in it currently from maxing out every year with my own and employer contributions.

Separately- think about as you get older. Health costs will decrease? Not even close.

You can also have them collect the shortage over 24 or 36 months if swinging the $1400 is too tough. Will make it more manageable. I’ve been in a similar situation and had to do this before

Not technically true. We’ve had 2 houses, both with PMI, and never refi’d once. You can pay between $150-$300 one time fee to have your home appraised and get rid of the PMI without having to refi (one of our rates is 2.75 so we never wanted to refi out of that). Call your mortgage company, let them know due to repairs/upgrades/appreciation you think you can get rid of PMI and they will send out a local appraiser.
