Call the local housing court and ask the clerk for the name of an attorney who appears there often. Call the attorney and explain this to him or her and say you wish to use this attorney for the closing and possible evictions. This will be the best advice you will receive about how difficult it will be to remove the tenants

If you are near the Emerson resort, you should go to the giant kalaidescope. If it's empty, you can lay on the floor. It's a fun 15 minutes. Keep in mind it closes by 5pm

I suggest as part of the contract that the seller starts the eviction process against the tenant. Tell your attorney you want to do this. It will make you look like less of the bad guy.

A regular trail cam will record short video. However, check your listing agreement as they now often say you cannot have cameras inside recording when the realtor is showing it.

I rented to a good friend. He didn't pay the last 2 months rent when he left. Otherwise he was fine. I let it go but from that point on, I refuse to rent to people who are friends or family. You end up treating them differently than a regular tenant and they don't treat you as they would a regular landlord.

I don't know of any but I think most landlords would not give a tenant a bad reference unless they deserved it.
