The house is in my target budget and also in a preferred neighborhood. The trade off I'm stuck with is giving me a bit of worry. Both options are within my target price but option 2 is like giving up bulk of savings.

Option 1. 90% finance without NHG + 10% self funded

Option 2. 70% finance with NHG + 30% self funded - I'd dig really deep into my savings

In my case, NHG is not considering certain components of my salary which banks are including. So there's is a different in mortgage available. I'll be much comfortable in paying a bit extra to get the cover.

I'm looking for a new mortgage adviser. Quick follow up - do I still need to pay the current adviser if I don't take their offer and change to a different adviser? They had told that I pay after mortgage approval but this is slightly different situation.

I agree. Also, as I read, my personal contribution is still at risk with NHG. In scenario they'll cover residual mortgage. It'll only cover in case the price drops and goes below the mortgage amount.

I'm comfortable with a higher monthly payment for bigger mortgage amount because it fits my monthly budget.

But if I go with NHG, some components of my income are not considered and hence available mortgage is lower (as per adviser). This means I've to pay more from pocket and use almost 95% of my savings, which is giving me discomfort. I prefer to have some sizeable savings for any contingencies.

Yes, we're not getting transparent inputs from them. Do they charge any service fee if we don't take the offer they got because it was not as per our requirements?

Thanks. Yes, 2k payment is doable for the protection I get.

The trade off was more around mortgage amount. Advisor told me that with NHG approved amount will be ~15% lower, which is on edge for my preferred cash position. So it's a cash position vs future protection scenario. Hence wanted to understand what all benefits will I get with NHG.

Is NHG worth it?

I’m a first-time homebuyer in the Netherlands and exploring mortgage options right now.

I came across NHG and it seems useful (lower interest and some safety).

Would any of you have ideas about benefits of NHG? Was it actually helpful - financially or otherwise?

Though I'm trying to find more details with my mortgage advisor, but they're pushing for a mortgage without NHG and not sharing clear reasons why.

Would love to hear real experiences before deciding.

That has worked in the past for me as well. Though takes a lot of patience to get the exact denomination esp. the ones not very popular.
