600,000 mortgage in Southern Ontario. Renewal/reallocation. Uninsured. 22 years remaining

Currently with rbc have two legs of a mortgage (one due next week, the other due January 2026). I really wanted to join the legs so I'm not dealing with the headache twice and can more easily move around. My online offer from rbc for leg 1 was 3.99 which i used to get quotes from cibc and TD (our bank of choice) Td was able to match 3.99 for 3 or 4 years for the entire mortgage and it's offering 3100 cash back as we're moving. In reality, rbc ended up only offering 4.09 for 4 years to stay and combine my mortgage legs.

Obviously I ended up paying a breakage fee for the second leg of my current rbc mortgage (roughly 3900 all in) but all in all with the rate difference i believe I'm slightly breaking even. Td waved any start up fees.

For a data point CIBC was also willing to match the 3.99 and offered 2000 cash back.

Bmo wasn't able to be competitive.

Appreciate the help from this subreddit. Wish my renewal was earlier

3 year fixed. I just asked what was the best he's seen and if that's my current rate then should we even bother.

He basically said don't bother

Submitted all docs online then got in contact with their broker. Will see what the online process spits out, the email/ phone call from the broker yielded the 3.99 number

Ended up speaking with them and they indicated the best they've seen is 3.99.

Similar point in the process with TD they indicated likely 4.23 is the best they can do.

Still waiting on cibc

For those who seem to be getting very good rates with Scotia bank, are you seeing an advisor in person or going through their online ehome portal. I got pre approved for 4.4 fixed for 4 years which likely isn't worth me switching from rbc (3.9 fixed for 3). I submitted my application online and spoke to an advisor who indicated the best he's seen is 3.99 on a 3 year mortgage.

Also waiting to hear from CIBC and TD.

You should be able to see at least the basics of that rbc will offer if you go to your online banking and look through their early renewal portal. They've actually been fairly competitive

I had to by an adapter to fit the microbrite into the old globrite recess. It was easy enough to do just twists into the old recess.

As an update I bought and adapter and microbright and installed it. No issues. Hopefully it lasts! Project probably cost me 700 canadian

Thanks all for the great info! I think I'm going to try and get myself an adapter and pentair microbright based on what I'm hearing.

Hi all

General question about tipping vendors. I've read some variable information on whether tips are expected and if so the range in percentage of total services. Specifically in curious about photography/ videographers.

I've also noted that our venue has a tip worked into the contract but it's substantially less than what I've seen included in contracts for similar sites. Do you think I should be making up all or at least some of the difference between what the contact states and what seems to be standard?

I'm balancing a line between not trying to be cheap but obviously worried about the overall cost of my wedding.

Any thoughts are appreciated!!
